I visited Edinburgh with some friends who came over from Italy and I booked this guest house after reading some positive reviews on the internet. The place was just great. The room was clean and immaculate, the breakfast was just fantastic and the service was top class. I will return.

What an outstanding review which made me very happy, It makes our hard work to try and please everyone so worthwhile. I am so glad that your friends from Italy had a good impression of Scottish hospitality at its best. Brian is one of the most accommodating guys and would do anything for anyone. I work mostly in the background.... More

After a long search for a good and affordable place to stay in Edinburgh, we came across the Aynetree Guest House . The Guest House is easily accessible by car and even has its own car park. Just one day prior to arrival, Brian contacted me by e-mail, confirmed the booking personally and gave some information about the arrival .... More

What a lovely review. You certainly perked up my Sunday. To come in from a wee walk down Portobello and read this ended my day on a happy note! Brian and I are so glad that you enjoyed our hospitality. Yes, it is great to dump the car and jump on the bus at the gate which take you to... More

We've been there this summer. A good B&B, maybe not a special one, but definitely a good one. Friendly, clean, a very good breakfast and a few minutes by bus from town center. If you plan a visit to Edimborough be confortable that staying here will be fine.

Sergio, Thank you for the fair review. I am so glad that you enjoyed your stay. Yes, it is a place that you would stay generally when travelling but if you wanted a more extravagant place for a very special occasion the five star hotels are in the centre. We do however get our fair share of honeymooners and people... More

I visit Edinburgh for work often and stay 'in town', but this is a first for me. Although not central, Aynetree really isn't that far out. It is a very short and easy bus ride - the stop is right outside. My room was very comfortable, very clean and quiet - just what was required after the long drive from... More

Dear Guy, Thank you very much for your glowing review. I did not meet you (I am off sick for 3 months) but Brian has told me that you were the "perfect guest" and that you had both got along fine which is important if you are staying 4 nights which you were. What is interesting is that you stayed... More

Booked this B&B on a business trip for reasons it was close to clients and the very good reviews. On arrival we were welcomed by Brian the host and were immediately asked for payment by cash! a bit strange as we had not even been shown the room, we were told we had been given a larger room at no... It was with disgust that I read your harsh report as you never mentioned any of these points to my face. But then that would have shown some integrity which appears to be lacking in your personality. Let me start with the fact that you had to pay cash on arrival. We tried to check your credit card before your... More

We really enjoyed our stay at the charming Aynetree Guest House. Our room and bathroom were spotless, Brian and Anne were really welcoming and certainly didn't let us go hungry with the full Scottish breakfast! Coming from London, we also really appreciated the quiet at night.

Thank you for your great review. I hope that you received the belongings that you left and I posted for you. There are so many items left behind in the guest house (mostly unclaimed) that the charity shop now knows me by name! Hope to see you both again. Brian. More

We visited Edinburgh when the Military Tattoo was starting, so this guest house on the east side was about the only place with rooms, even booking three months in advance. The owner's wife was in the hospital the day we arrived, so he left instructions on how to access a key to open the front door. We had a room... More

Thank you for taking the time to review. "the only place with rooms" gives the reader the reason why rooms are much higher in price in August. There are similar properties to us (small guest houses within 15 to 20 mins. by transport from the centre) at a higher price in August and some do not supply breakfast. Our prices... More

Overall, it was a decent place to stay for our large group, being a very convenient locale for Edinburgh (by bus), coastal Portebella (15-20 min walk), and access to the surrounding area by vehicle. However, this place could really use a common seating area for guests to gather outside of the 8-9+breakfast time. Most of the rooms are small and... More

Thank you for taking the time to review. Accepting 11 people in the middle of the Edinburgh Tattoo and Festival is very unusual for a small guest house such as ours. We have six rooms and this party of people booked five of them. I had reservations about accepting the booking as it would mean that the sixth room would... More
