My wife stumbled across Kaimes Guest House online somewhere and what attracted us was the last minute rate of £100/night for 2 nights at the end of half term. We were really looking for something cheap and cheerful and thought we were getting a large room to sleep 6. Instead we were very pleasantly surprised when they have allocated a... more

I wish I'd read some of the other reviews before booking! All that is said of the poor breakfast (and a half an hour wait for a table), the size of the en-suite (a cupboard), the hot water (none) and the poor put upon breakfast girl - more of her later - is true! Our family room out the back... more

My wife and I booked on the day through the Edinburgh TIC. There is very limited car parking. We were lucky to get a space but I cannot imagine what other car drivers would do - there are parking meters everywhere. The owners were cheerful and welcoming but our room was tiny - we could not open the wardrobe door... more

Plus point: comfortable bed. Minus points: ( of which there are many) Our room was directly underneath the breakfast room and was thus exceptionally noisy in the morning. No chance of a lie-in! The room was quite shabby and had mouldy patches on the walls. The room decoration was amateurish and unfinshed. The breakfast period was very restricted ( 8 -... more

I stayed here in Mid- June with my parents and brother on a grown-up family vacation. When we arrived we were greeted by a nice girl who was really the one to talk to she was very friendly. The rooms were clean, but very small!! My 35 year old brother and I had shared a room to cut costs which... more

Upon deciding to visit the city of Edinburgh for the first time, I searched for B&B in Edinburgh near the city centre.I was delighted to find this Kaimes Guest House with very friendly and helpful staff, and a nice, clean accommodation. I like the location of the House because the bus stop is just across the road and the area... more

This was the second year we stayed at the Kaimes for the Edinburgh Fringe Festival, which speaks for itself really. It is brilliantly located , a twenty minute , pleasant walk to Princess Street or on a bus route £1.20 into town. The bus runs til late so was excellent for getting back after late shows in town. The staff... more

Arriving late in the evening( due to a train delay)we stopped at the only place open Last Minute.com on Waverley station who recommended(?) this place. We were asked for 25.28 pounds( strange amount) as a deposit and given a voucher to present at the place. On arriving, the first thing we were asked for( before even an hello)was the voucher... more

This B+B is conveniently located, a 20-minute walk from Edimburgh town centre and there is also buses. Our room needed some help, with carpets peeling off, pipes sticking out and a leak in the shower. One of the matresses was decidedly uncomfortable. The staff was friendly but slightly confused. When checking in I asked whether they could provide a vegan... more
