My boyfriend booked an overnight at the Edinburgh Regency Guesthouse for my birthday and we were absolutely horrified at the state of the supposedly "4star luxury" guesthouse. Due to the health & safety risks of live wires and sockets lying open and dampness on the wall we asked for our money back as there was no way we were staying.... More

Enjoyed a 3 day stay here and was suitably impressed. Clean room, very good breakfast, attentive hosts, good location. Bus stop to the city within 50 mtrs and return stop directly opposite. Journey time about 10 mins. Walked into the city several times which took about 20-25 mins to Princes Street. There are many pubs and a cinema, with the... More

The best place I have stayed in Edinburgh. Very nice. Polite, very helpful people, free parking right outside, excellent breakfast, great facilities. The rooms are very clean, modern, warm and comfy. The en suite shower facilities are excellent.

A lovely guest house in a great location only around a 15 minute walk into the city centre. The staff were very friendly, the room spotless and the cooked breakfast excellent. For the price just couldn't fault it and would definitely stay again when next in Edinburgh.

I booked my husband and his friend in for 1 night so they could attend a rugby international match. They both said the facilities were excellent, rooms brilliant and spotlessly clean, the proprietors very welcoming and the breakfast superb, could not have been better. It was nice to find a guest house which would take them for 1 night as... More

The best part about our experience at Edinburgh Regency: 1. Amazing Place to stay 2. Great Location (very close to the Bus Stops) 3. Small but Comfortable/Cozy rooms, great for short stays/weekend visits. 4. Nice Staff (Especially Sunita who ran the place, a very warm person) We had an amazing time, and we would like to Thank Sunita for making... More

Everything they do is done so well! From the creamy porridge and the perfect bacon to the hospitality, stylish décor, cleanliness, room replenishment (even though we were only staying two nights), wi-fi and the promixity to bus stops into town - assuming you don't want the 20-minute walk. I even managed to get one of the three front parking spaces... More

I spent one night at the guest house by default when there was some mistake with my reservations at another hotel. It turned out to be a pleasant surprise. While the location was not as good, there was a direct bus which took me to the Edinburgh city. As there were no lifts, i had difficulties taking my luggage up... More

I cannot praise the staff highly enough. The service was second to none, nothing too much trouble and we were frequently asked if there was anything else we wanted or that they could do for us. Our room (#6) was clean and comfortable and we had a lovely view over the garden and further afield across Edinburgh. Breakfast was -... More

After much searching for a good hotel, close to the city centre and at a good price. With a maximum of 20 minutes walk from the centre this was a great choice (bonus of breakfast included with the price), not too far to walk but far enough to be out of city centre noise at night. Came to Edinburgh to... More
