Very honest, polite and helpful staff. we will definitely come back again. the room is very clean, comfortable and quite.. The breakfast was amazing with variety of choices. The buses are frequent and the bus stop is just outside. 20 min walk to princes street.

I stayed here when visiting my daughter who is a student and lives close by . Lovely spotlessly clean and comfy room , great tea/coffee selection and a good shower . Breakfast varied and plentiful ,the staff were very friendly . The bus stop is close for the city, but I walked in most days , it took 25 mins... More

A really nice place to stay. Excellent value for money and the staff really do their upmost to help. They can't do enough for you. They are polite and smiling. Breakfast is good and plentiful with choice of continental and traditional. There is a vegetarian option. The room was superb. No a palace but we'll above standard for the price.... More

Good value for money B&B, very clean and well presented rooms. Excellent location, 30 minute walk from the Royal Mile. Nice breakfast with an adequate selection to set you up for the day. Friendly and attentive staff, for what we paid - it was great value!

Room was clean and had everything we needed for an overnight stay including to and wi-if. The breakfast was the best part of this trip with a huge selection of continental treats then a full Scottish fry up, well done to the staff for making this experience memorable.

Me and my Girlfriend stayed here for my 30th. It looked lovely on the net and at 4 star rating it looked a bargain. When we arrived we were welcomed by friendly staff and they took us to our room. Our room was clean and tidy. We booked a double bed room but were disappointed to find it was 2... More

We booked the B&B last minute as we decided against driving home late one night. Not the best finished room but it was clean and warm. We had a garden room at the front of the house and although it was quiet for us, I can imagine that any rowdiness in the street would be quite easily heard. Staff were... More

Thanks to Erica who very kindly let us shelter from the rain&cold last weekend when the managers of accomodation we had booked nearby were not available to let us check in (or even answer the phone!) Erica let us dry off in reception room for an hour and offered tea, coffee and use of phone until we managed to get... More

I stayed for one night while my flat was getting some fixes. This was a great little place. Staff were very friendly. The walls are a bit thin, so I had a hard time getting to sleep as the people on the other side of me talked into the late night. But other than that, the room and experience was... More

Very friendly, helpful staff. Very clean rooms, cleaned daily. Powerful, hot shower. Variety for breakfast (although no haggis or black pudding!) 20 minute walk to town centre. The only downside was the noisy pipes/water system when the rooms above flushed the toilet! Overall, I would highly recommend a stay here.
