This is a great location, very handy. Fiona was very helpful with travel advice. Rooms good size, bath with shower overhead was very good. Bed was a bit hard but this would not stop me staying there as everything else made up for it. Parking at rear.

Freddie and Fiona are exactly what they are. Two Scots who show off Scotland and Edinburgh with their genuine hospitality. Great price, great location, wifi and breakfast included in the price are all the reasons why I've continued to stay at Fiona and Freddie's for the past three years whenever I come to Edinburgh.

Having lived in Edinburgh I knew it would only be a five minute walk to the heart of it all. The welcome was warm. Stayed overnight here as we were booked into a show at the Playhouse. Great location as only a 2 minute walk to the theatre and very convenient for the city centre. Room was very clean and comfortable. Staff very friendly and we had a lovely breakfast. Would definitely stay here again.

We had a short stay here on our travels. Great location, central for sights and night life, owners could not do enough for you. Rooms comfortable and the choice of breakfast excellent. Would highly recommend and stay the next time we go to Edinburgh.
