If the website had indicated that this was formerly student accommodation then we wouldn't have touched it with a barge pole. The rooms are poky, the furniture is ancient and the mattress in our room would have broken my back. Although the hotel is quite basic it is in a very good location just a short stroll from the main attractions, castle, dungeons pubs etc. I have no complaints about my stay, the bed was so comfortable and bathroom was spotless. Great value for money, I will definitely stay here again...

The rooms are old student accommodation so they are quite basic and a little cramped. But if, like me, you are happy with somewhere to sleep at night and spend very little other time in the room, then the location and price puts this place streets ahead of much of the competition. Stayed here for 2 night for new year and thought it was pretty good value in comparison to the prices of other hotels in the city. The room is pretty basic and the shower room small, but the staff were friendly and the breakfast was very good with an impressive continental buffet and a good table service for hot food.

The hotel is really aimed at students, with the rooms being former dorm rooms, however it is in a good location not far from Princess Street and quite central. 66 pound per night for a double room on 2nd Dec 2014. The BREAKFAST is nice and self-service. I recommond breakfast. It is as small as a single student accommadation in London. I booked through Hotwire so it was a complete shot in the dark. The KM is a glorified rehashed dorm room. You have to check in down an alleyway. Location & breakfast are the deals with this , basic hotel. First off not 10mins from Waverley train station and only 5 mins from Royal Mile.
