Location & breakfast are the deals with this , basic hotel. First off not 10mins from Waverley train station and only 5 mins from Royal Mile. This is south of Princess St and only minutes from the castle. Bars & restaurants can be found, but travel to the north side is recommended to gain value for money. Rose St &... More

Having read the reviews before travelling, I was dreading staying here. I paid £60 for one night. On a Saturday. You cannot complain at that. Yes there is no lift. Yes it's basic. Yes you shower in a glorified caravan bathroom. But it cost £60 for two of us for one night. It was clean, quite quiet and great location... More

I took the better half away for 2 day and stayed here for one night. First thing I found was the milk was a month out of date. Then there was the start of mould on the window. After catching my breath from the 4 story hike I found that I can sit down and use the toilet with having... More

It's similar to other reviewers that I thought it was a 3-star hotel. It's even worse than most of the B&Bs. The room was smelly. The furnitures were old & worn. The mattress of my bed was sagged. The free Wi-fi was definitely a trouble as it took me 10 mins. to log in. However, breakfast was good.

A party of a 69, 76 and 94 year olds, we had four double flights of stairs to climb daily. A daily dread. Nothing on the website about the fact there is no lift. Morning and evening noisy shuttling of a fork lift truck at a storage/warehouse behind the building. Good points, room and en suite were at an acceptable... More

Keep in mind hotel prices during the fringe skyrocket. Kenneth Mackenzie is basic accommodation but you get a double bed, ensuite, solid wifi, tele and a cooked breakfast which is no-frills but all you need. The guy at check in was friendly. Coin laundry on site. Great location walking distance to the Royal Mile and all the main fringe venues.... More

From the website I booked through, I thought I was getting a run of the mill three star hotel. When I arrived I discovered a converted set of buildings that appear to have been student halls. However, I've just stayed the weekend in actual halls at Nottingham University and they're much more modern and comfortable than this. The furniture is... More

Alright, so clearly if you are looking into this place you want to save money but still have a decent location. In this case this is an excellent choice. My room was very clean, it had a comfortable bed and it was warm (rather important in Edinburgh). It had a kettle and tea which was very welcome indeed. Now, it... More

No flaws. It's a decent b&b with a comfy bed and a great breakfast. I didn't care that the furniture was old or outdated or that the room was small. Wifi was fast and steady, the bed was comfy (not big, but two people fit nicely there) and the breakfast was amazing: fresh fruits, yoghurt, pastries, cooked food. Yum! If... More

3 of 5 stars Reviewed July 25, 2014

We stayed for a night in July 2014, while on a quick stop in Edinburgh. Staff were professional and service was good. Our room was on ground level with view towards the back yard building site. The shared bed was at maximum 140 cm wide, so might be somewhat uncomfortable if you're used to more space with your partner. No... More
