This would be good for backpackers or students, not what we expected for the price. Very small room 4th floor, no elevator. Small bathroom not very clean, had a bad odour. We were here during the festival in Aug. The room wasn't fancy, but it was clean and comfortable for a reasonable price. The Royal Mile and Holyrood park were both within walking distance. The included breakfast was also simple, but good.

Great facilities for what is term time student accommodation - room had a small kitchenette so could eat in or out - room spacious with desk, chair etc. v handy for City - easy walking distance for Royal Mile etc.

Just returned from a weekend stay at this place. My wife booked it months ago and I have to say she did a good job. The accommodation is actually student rooms during term time. So it's basic, however it's location is perfect, the rooms simple clean and tidy with daily housekeeping who do a great job to look after us. Check in was efficient and open 24 hrs. We stayed on the 4th floor of the "hotel" for 3 nights......there wasn't a lift , only stairs. The Bathroom was tiny , absolutely no comforts and extremely uncomfortable. There simply is no luxuries here so only stay if there`s nowhere else and if you have to. I wouldn't stay there again.....enough said.

Stayed here for two nights during the Open golf tournament at St. Andrews when most of Edinburgh was booked up. Handy location which is a short walk to the train station in central Edinburgh. Couldn't fault our stay at the Kenneth Mackenzie hotel. We paid £70 per room which was very good for central Edinburgh. Room was a decent size & very clean. Southside & Holyrood
Many of Edinburgh’s student hangouts gather around university buildings in Southside, the sort of neighborhood that supports a long string of second-hand shops and eateries serving ethnic food for just a few pounds. In August the student population is replaced by vast numbers of boisterous visitors here for the Fringe, Edinburgh’s world-class comedy and arts festival which headquarters itself here. Flanking Southside are two great parks. The Meadows is a vast flat and sporty space where football, rugby, tennis, cricket, croquet, and golf often all take place side by side. Kids in its big playgrounds add to the joyful noise. Far bigger and much wilder, Holyrood Park extends to the east and provides a real hike up Arthur’s Seat, but the district is best known as the site of Scotland’s Parliament and its premier Royal Palace—and their steady stream of sightseers.
