Quiet and clean, friendly staff, nice breakfast, comfortable room. 15-minute walk to the main street (Princes). The guest house includes 2 properties. Wi-fi is available in only 1 of them (Arden Lee). The owner kindly provided a key to access the property that has wi-fi. There seems to be an issue with the front door of Arden Lee, that can... More

This is a slightly tired guesthouse however I got a large room and a good breakfast for £100 for two nights. I was at the back of the property and it was extremely quiet. There was a large living room downstairs which I did not use but would be good if you were with a group of friends. This is... More

I really enjoyed my staying (23rd-27th October 2013). The guest house is easy to find (just go straight for a mile from the old town, by foot or by bus) and is located in a central but quiet area. The room was clean and equipped with TV and hair-dryer. The owner was friendly. Definitely, I can seggest you this guest... More

We had a family weekend break in Edinburgh, the Eyre guest house was a perfect place to stay. They were very accommodating, I have mobility problems and was provided with a lovely room on the ground floor, my sisters stayed in two single rooms on the first floor. The rooms were very clean with en suites. The beds were comfortable... More

This hotel is great value for money, and in a great position for anyone who does not have a car. There are four restaurants within a stones throw. At least 5 buses are handy to take you into city centre or Leith. The owner Jenny could not do enough for us. I am disabled and she put me in a... More

Kay, her husband and the other ladies that worked at the Eyre Guest house were always ready and willing to help in anyway that they could. Whether it was an early breakfast, an afternoon tea, or directions/suggestions to/for a place/destination they accommodated us. This guest house is within 5-10 minutes walking to city center. There is a bus station stop... More

We stayed in a double room in the Eyre Guesthouse - the room was really spacious and we had a small ensuite bathroom. The bathroom was really small but fine for staying a couple of days. We had breakfast included that was served in the nearby Guesthouse and we got a full cooked breakfast so it was great before setting... More

Good location with an uphill walk to Princes street. Small single room with tiny shower/toilet cubicle but this was fine for me. Wifi access poor as it is based in their other guest house Ardenlee two doors down, which is where breakfast is served. This was good with reasonable choice of cereals and hot food. Hosts happy to advise and... More

Well-located in the New Town and 15 mins from Princess Street on foot. Very quiet area so restful night is assured. Hotel is a very nice and interesting building in itself. Accommodation is clean and comfortable. Hosts are very friendly, flexible and helpful. Veggie breakfast was excellent and fruit is available for afters if you still have space after their... More

A comfortable bed and breakfast within walking distance of Princes Street. Very reasonable rates. Good breakfast. The proprietors are friendly and helpful. Basic rooms but clean and well organised. What more could you ask for when visiting the Scottish capital?
