This was very good value for a single room with shared bathroom at £30 a night. I had no problems with maintenance issues, the bed was comfortable, tv worked well, and shower worked fine. Had a nice one night stay in this b&b. There were 5 of us in the one room and we didnt find it too cramped. Everything was clean except the sink seemed to be leaking in the bathroom. Only one word: amazing! We enjoy the room and the Scottish breakfast. Room was cosy and welcoming. The hotel was close to centre so we walked all over. We were surprised compared with how much we paid. We recommend it to everyone.

Stayed here in September for one night. Was amazed to find a place in central Edinburgh which was relatively cheap but wasn't disappointed. Convenient location, comfortable bed (double) and clean linens. The place is worn, but ok for a short, no-frills stay. Breakfast was lacking fresh fruit/veg, coffee was weak. "Vegetarian" full Scottish included an over-processed, greasy, previously frozen mushy fish cake, yuck. I stayed here in the triple room with a couple of friends for three nights to see the Fringe. We found it to be one of the most reasonably priced accommodations near the centre of Edinburgh and was fine for the price. Stayed for one night in the tripe room with wife and daughter. Room was clean and comfortable with en-suite facilities. Staff were friendly and helpful and breakfast had a good range of choice. Good value for money and 15mins walk from the centre. Good range of restauarants round about. A very good budget hotel that will meet all your needs.

Hello friends...I stayed in this Guest House a couple of years back for 6 days..I guess in 2010... The property is simply amazing..The linen was clean every time with a huge bathroom with a bathtub too. It is very near to the Edinburgh market I am an Asian Vegetarian but the breakfast served by them was simply amazing... Highly recommended
