I was after a base for the week whilst I looked for permanent accommodation in the area and this place suited the bill nicely in terms of location, free onscreen parking, and WiFi. Went for a pre xmas break 2014. One of the cheapest guest houses in the area and for the price was incredibly clean and modern. Location is very quiet long road opposite a lovely park. Distance from centre is only a £1.50 bus away, £7 taxi or hald hour walk. All the plug sockets were situated close to the mirrors... More

Positive: Rooms clean and comfortable. Quiet location opposite park (Leith Links). Near several bus routes to all parts of town. Heating was fine. WiFi operational but slow (OK for emails, not for streaming films). Cheap. Negative: “24-hour reception” is only open a few hours in the afternoon. The alternative “Express check-in” consists of standing outside the door (in the rain)... More

This is not a guest house in my views and after putting up with this venue for two nights in October 2014. After driving for over 6 hours, to get to the venue to feel that you are not really welcomed just given your room key, told the times for Breakfast - Not even shown to the room. The room... More

This is a sort of "self-service" Guest House - as there's hardly ever any staff present except for a few hours in the morning for room cleaning and check-out. On arrival, armed with your booking, you have to telephone a number to get the code to gain access to the building and then you fine your envelope with a room... More

On arrival, the place appeared dark and dingy and I instantly felt ill at ease. There was nobody on reception, just an envelope with my keys. On entering the room (room 7), I initially thought it was a cupboard and I'd gone into the wrong room but quickly realised this tiny, very warm space was my room for the night.... More

I had single room overlooking backyards. Small but clean. Do not think the place lives up to the attractive website - it's very basic and not great value for money. With no en suite and a flight of stairs to the toilet, brwakfast not included. Sadly for the owners I would not go back nor recommend it to anyone.

Just 15 mins bus ride from the centre of Edinburgh is the Thistle Guest House. Family run, clean, slightly quirky. Tea and coffee in room, nicely decorated, helpful staff. Able to check in early and just leave my case at reception whilst I explored town. Room was compact, but great value

Was really disappointed ! I was standing outside for over an hour calling the supposedly 24 hour number. I rang the bell knocked on the windows. As it was getting late and there seemed no hope of getting in I was forced to book another hotel. Just as I had booked the front door was opened by another person staying... More
