We stayed here at the weekend and couldnt fault the room or the service we received. The room was beautifully decorated, you could tell thought had been put into the decor. The staff were friendly and couldnt do enough for us which brought about a happy atmosphere, the bnb is a short taxi ride from the city centre, its perfect... More

Really nice B&B as the reviews suggest. Lovely rooms/staff/breakfast. One small suggestion would be that on our first night I was told off (quite Ridley) by one of the staff for accidentally wandering into the "private area" when looking for staff to ask a question. In my defence the door was wide open and there were no obvious signs. Perhaps... More

We have just returned from a 3 night stay and honestly cannot fault this place. Gareth is the best host ever, kind, funny, helpful and very informative he and his staff work so hard to look after all the guests needs. Ideal location with bus stop outside, local restaurants perfect if you don't want to go into centre every evening.... More

We stayed at Fraoch House for 3 nights; this was the perfect place for us. The bus stop is right outside (no. 11) to take you into the centre or it’s a stroll up the main road, it took us about 15 minutes to get to Princes Street. We had the room downstairs, the room was a perfect size the... More

Room was fabulous, food excellent, little extras in the room were most welcome. Gareth and his team are friendly, helpful and nothing too much trouble. Will certainly return, cant recommend it enough !

We stayed one night in a room on the top floor. The staff was accommodating, the room modest-sized and clean, and breakfast good. Be aware that an "in suite" bathroom is across the hall. John and Ann, Milwaukee, WI

Gareth was great waiting for our arrival with a warm welcome a cuppa and all the local information you need. Even carried our bags up to the top floor and down again on our departure. The room was bright and clean and the ensiute a good size. Breakfast was great with a good selection and cooked to our liking. The... More

We stayed for 5 nights in August during the city's busiest time and paid around £550 through booking.com. The house is easy to find being right by the number 11 bus stop. This bus runs every 10 minutes or you can walk to the main road and catch any number of buses that take you either to Princes Street or... More

What can i add that has not already been written? Well at first you think maybe a little out of the way from the centre, then you get out of the taxi to see a delightful frontage and a beaming propriotor in the form of Gareth who I latter would call the man with the smile or the oracle being... So glad we found this fantastic place - such a warm welcome and all the help and advise you could possibly need. Our room was spacious and well furnished. The shower was great and we felt right at home. The property itself is only a short bus ride from Princes Street and Waverley Station, and indeed easily walk-able if you... More
