The room and bath were immaculate, the breakfast options were delicious, and Kat, the manager, was extremely helpful, but the room we had on the top floor was impossibly small. This is an excellent B&B and fairly priced for Edinburgh during the season. Owner most helpful. Breakfast very good - HUGE portions. #11 Bus right in front. Very convenient to town and the shore. Decent restaurants nearby too.

We were 2 couples during our trip to Edinburgh. Fraoch House and our host Gareth was above our expectations. The rooms were very comfortable and updated. The breakfast was out of this world. It may rain a lot in Edinburgh but it's always sunny at Fraoch House. That may be cheesy but it's no less true. Garreth, the owner, is the sunniest person alive. Really accommodating and helpful host and friendly staff. Rooms were very comfortable, spacious and modern. No car park but plenty of street parking available. Bus stop right out front which runs into town regularly. Delicious breakfast.

Fraoch House was a great find, I'll definitely be staying again. The warm welcome was a real change from the characterless hotels in the centre of Edinburgh, which charge a lot more. It's really handy for the centre of Edinburgh without being right in the middle. The breakfast was great, loads of fresh fruit. Thanks for a great stay.
