First time traveling came across this AMAZING guesthouse in the heart of Edinburgh. Great location, only a few minutes away from shops & restaurants. Room was always clean with free treats & water. However, the star was none other than the host, Gareth, who with his 'joie de vivre' attitude, always brought a positive start to the day...and with the... More

This is by far the best B&B we have stayed in during our Scotland holiday. It's a little way (20 minutes walk) from the CBD but the hospitality from the owner Gareth is wonderful. The big things one looks for are all there - good rooms, delicious breakfast, later checkout. It's the little extras and the cheerful help that set... More

This was my 4th visit to Edinburgh during the last few years but first stay at Fraoch House. Excellent location, approx 15 mins walk from Waverley station & 20 mins walk from Leith. Gareth who runs the Guest house was really welcoming, friendly and helpful with recommending places to eat/visit. Rooms were a good size & clean with chocolate wafer... More

Anyone who visits Fraoch House will say the same thing. Gareth is extremely friendly and accommodating. Room was perfect. Large room in the area built down into the basement with a sofa, large shower and fantastic bed. Breakfast is cooked to order however you like with great cafetiere coffee and wide choose of jams and spreads...not to mention the home... More

Great experience! Very friendly and helpful proprietors, great fresh breakfasts with lots of fresh berries and other delicious offerings. Located near a bus stop, easy walking distance to major attractions. Our room was beautiful and very clean. I hope to stay at Fraoch House again the future.

I stayed here for one night while transiting in Edinburgh on my way to Islay. I picked the Fraoch house since I needed to park a rental car, and street parking is plentiful and free. The Fraoch house is a longish walk from the Royal Mile, and is also a short drive from the Britannica, etc. Overall, very conveniently located.... More

This was how Gareth greeted me after I arrived at the Fraoch House in Edinburgh. Brought an instant smile to my face. A great location for that much needed "jet lag" day of walking Edinburgh. Gareth was super helpful about buses (stops right out front), where things were, what to look for (rooftop terrace on the National Museum), and just... More

We visited for 2 nights for my 30th. We'd looked at hotels for up to £150 a night and weren't impressed by what was on offer. We were recommended Fraoch and at £174 for two nights thought it looked very nice. We received an email a few days before arrival asking us what time we'd arrive and as we were... More

We stayed in Fraoch house for 3 nights as part of a driving holiday around Scotland. The house was clean, the breakfasts were huge, loved the home baked bread every morning, lots of choices including fresh strawberries, raspberries and blue berries. The best part would have to be the owner Gareth who did a fantastic job of helping us get... More

1. Staff members were very helpful in many ways. They helped us with our holiday planning. We ordered a cab and it didn't arrive one morning; Gareth actually drove us to the town so we won't miss our tour. 2. Breakfast was lovely 3. The B&B is a situated a few steps away from the bus stop.
