The owner of this property (Gareth) makes this engine go. From the minute we arrived till we left he was a difference maker. Great breakfasts, small but well appointed rooms, good location, very decent prices, and the ability to park for free albeit the street is awesome. We drove in Edinburgh which is an experience for a North American and... More

We stayed for two nights in a very comfortable room with patio doors to the garden. The little touches of complimentary toiletries, biscuits and sweets were nice. Breakfast was excellent with a good choice of continental and/or cooked options. The staff were friendly and helpful. It is an easy walk of about fifteen minutes to the centre or there is... More

We stayed late January for my husbands 40th birthday for 2 nights. Picked the b&b after reading the reviews and we weren't disappointed . We were welcomed by Gareth and was offered tea and shortbread, and he came in to share us his extensive knowledge of Edinburgh. We found him very warm and easy to talk to . He showed... More

Average means it is just that - average when compared to other similar places. Average is not a negative concept. Unfortunately, TripAdvisor does not have a "Good" rating, which is where I would rate Froach House. This place has much that could enable it to be a really good bed and breakfast, and it could be close. However, there is... More

Had a lovely time in Edinburgh for my 60th birthday with my husband. Stayed at this guest house and they could not do enough for us. Would just like to point out that I'm disabled and in a wheelchair. Fraoch House have a disabled room with wet room and toilet and all the facilities that a disabled person would need... More

Our host was excellent and the breakfast one of the best. Not a bad location and bus stops right outside your door. But at night I was searching for coffee because I had a drink the day before and there was nothing left and nothing had been replaced. Internet doesn't work below ground unless standing at door and it looks... More

We didn't meet Gareth till our second breakfast (stayed two nights), but thoroughly enjoyed our stay. Lovely room, comfy bed, delicious breakfast. Be sure to meet Gareth as he's "a card". Kept us laughing. The location is outside of things, but easy to walk or take the bus.

This was the perfect base for exploring Edinburgh! Many thanks to the host Gareth for such a warm welcome and for thinking of all of the little details that made my four-night stay so special. The room was comfortable, quiet, and stocked with a nice tray of teas and snacks. Breakfast was delicious and generous; it included both a made-to-order... More

We really enjoyed our stay at Fraoch house B&B recently. Gareth, the owner, is a jovial and very helpful person - both when you are there and through e-mails. The breakfast was great - lot's to choose from and they are willing to vary what they serve. We particularly liked the salmon on bagels and the english breakfast. The breakfast... More

We thoroughly enjoyed our stay in this lovely bed and breakfast. Lovely breakfast with plenty of choice, cooked and continental, lovely fresh fruit. The host Gareth was lovely extremely friendly and knew about the local attractions which often is not the case. About mile walk into middle of Edinburgh and mile and a half from ocean terminal for royal yacht... More
