Fraoch House was cozy and comfortable, with an excellent breakfast and friendly service. Location was great for walking and for catching the bus to get around Edinburgh. Host offered lots of helpful information about the city. Highly recommended!

This is by far the best B&B we have stayed in during our Scotland holiday. It's a little way (20 minutes walk) from the CBD but the hospitality from the owner Gareth is wonderful. This was my 4th visit to Edinburgh during the last few years but first stay at Fraoch House. Excellent location, approx 15 mins walk from Waverley station & 20 mins walk from Leith. Anyone who visits Fraoch House will say the same thing. Gareth is extremely friendly and accommodating. Room was perfect. Large room in the area built down into the basement with a sofa, large shower and fantastic bed. Breakfast is cooked to order however you like with great cafetiere coffee and wide choose of jams and spreads...not to mention the home... More

Great experience! Very friendly and helpful proprietors, great fresh breakfasts with lots of fresh berries and other delicious offerings. Located near a bus stop, easy walking distance to major attractions. Our room was beautiful and very clean. I hope to stay at Fraoch House again the future.

I stayed here for one night while transiting in Edinburgh on my way to Islay. I picked the Fraoch house since I needed to park a rental car, and street parking is plentiful and free. The Fraoch house is a longish walk from the Royal Mile, and is also a short drive from the Britannica, etc. Overall, very conveniently located.... More
