We were greeted enthusiastically when we arrived, and our host was very helpful in suggesting where we might enjoy touring and dining. The rooms are small but comfortable. The breakfast was excellent and abundant, with an ample variety of choices. We were able to walk to the historic area of Edinbrugh and had an ample number of good restaurants within... More

Thoroughly enjoyed our stay at Fraoch House. Gareth, the owner, is extremely enthusiastic and helpful. The rooms are comfortable and nicely decorated with good bathrooms. We had no trouble parking in the street. All this within walking distance to the main centre, and restaurants at the end of the street.

We were greeted by the owner, Gareth, and offered tea/coffee and shortbread - a lovely first impression. He gave us heaps of info on how to get where - best routes for walking etc. We stayed in Room 1 - beautifully decorated (loved the lounger seat in the bay window!) with a good sized bathroom with excellent shower. The complimentary... More

We stayed in Room 6 which although small was well appointed with an even better bathroom. A spacious shower with products. Both rooms were spotlessly clean. Our host Gareth, was extremely welcoming and a mine of information. He seems to consider it his job to make sure his guests know how to navigate his city, nothing is too much trouble.... More

Fraoch House provides fine accommodations at a reasonable price. We stayed for two nights in a comfortable and well-appointed room at the front of the inn. We appreciated the innkeeper's commitment to his guests and the wonderful cooked-to-order breakfasts. The inn's Pilrig Street location, right in front of a stop for the #11 bus, proved to be especially convenient. From... More

Gareth is an excellent host. He is personable, charming, and well informed. He not only made me feel at home, but he answered any questions I had about the area. The strength of this place is the host--and that says a lot because the house itself is fantastic as well. The dining room area is nicely built and the selection... More

We stayed here at the weekend and couldnt fault the room or the service we received. The room was beautifully decorated, you could tell thought had been put into the decor. The staff were friendly and couldnt do enough for us which brought about a happy atmosphere, the bnb is a short taxi ride from the city centre, its perfect... More

Really nice B&B as the reviews suggest. Lovely rooms/staff/breakfast. One small suggestion would be that on our first night I was told off (quite Ridley) by one of the staff for accidentally wandering into the "private area" when looking for staff to ask a question. In my defence the door was wide open and there were no obvious signs. Perhaps... More

We have just returned from a 3 night stay and honestly cannot fault this place. Gareth is the best host ever, kind, funny, helpful and very informative he and his staff work so hard to look after all the guests needs. Ideal location with bus stop outside, local restaurants perfect if you don't want to go into centre every evening.... More

We stayed at Fraoch House for 3 nights; this was the perfect place for us. The bus stop is right outside (no. 11) to take you into the centre or it’s a stroll up the main road, it took us about 15 minutes to get to Princes Street. We had the room downstairs, the room was a perfect size the... More
