Pros: lovely staff. Very friendly and helpful. Server went out of her way to get my husband peppermint tea. Location is quite good. 25 minute walk to centre. Bus stop out front. Comfy bed. Clean room. Dining area is really nice. Cons: Room 3 is tiny. Would be far better suited for one person. Broken toilet seat. Water doesn’t drain properly in shower so if you shower too long you risk flooding the bathroom. Fan makes a horrible noise so if someone is in the bathroom while the other is trying to sleep- forget it. No hand held shower head only one rain head shower so if you don’t want to get your hair wet, it’s challenging. There isn’t really anywhere to hang two towels. One only. Window doesn’t open much so if it’s hot in the room, it’s challenging to cool it.

A very comfortable B&B very close to the City center. The room was great, as was the breakfast. The owners were always around with a smile and helpful advice in what to see and how to get there. It makes an excellent base to get to and from the major attractions. It also has a great selection of restaurants nearby, and a couple of Supermarkets as well. As it's Edinburgh there is a nice bit of history attached to the place (but you'll have to ask the owners about that). All in all, we spent 3 fabulous days here and will defiantly book again without hesitation. Thank you Ladies, you made a fantastic visit, amazing.

A warm welcome, comfortable large rooms, very clean bathroom, and a great continental breakfast. The perfect Guest House stay for a couple of night. If you don't want to walk into the city the bus stop if right outside the guest house for quick and easy trips around the city.

the rooms as well as the rest of the hotel are really clean as was the bedding fresh towels every day and a nice breakfast not to far from the centre some nice freindly bars close to here as takeaways too

The staff were friendly and welcoming. The location is quite good, the area is peaceful and there are nice little shops and pubs nearby. You walk to the old town in less than 30 minutes. There is also a bus stop near the guest house. We stayed in room 2 for 4 nights. It was small, but pretty and clean with high ceilings and old furniture. There was a nice, calming view to the lush garden. The bathroom door was super hard to open after closing, it got almost jammed every time you tried to get out. Plus as you put the bathroom lights on, this loud noise started and it continued until you switched the lights off. The shower was very loud too. The lights and shower on at the same time would wake anyone in the room! Also, our room was close to the main door so you could easily hear people arrive and ring the super loud doorbell. The breakfast was okay. It was served in a beautiful, old-fashioned room with big windows, high ceilings and a fireplace. There was nice, old art on the walls. There was no English breakfast, but we were okay with the toast, cereal, musli, fruit, yoghurt, cheese, coffee and tea. During the weekdays it was served only from 8-9 which I think is a little too short for people who are travelling. Quite a nice stay in beautiful surroundings.

Me and a friend stayed in Bellevue Guest House for three nights only. Without any expectations we were positively surprised by the cleanliness and size of the rooms, the overall service and the proper good breakfast. Even a later checkout didn’t cause any issues; it’s appreciated! I would definitely choose this guest house again and recommend it to anyone who wants to spend cozy days in the city.

We were staying at the hotel for 5 days. From the start, all was good. Breakfast is not "rich" like in other hotels, but it's enough till the lunch. Sara is very kind. She ordered us a taxi to the airport so we don't have to call (we are from Germany) and left us a little breakfast before leaving. The room was clean like the bathroom. We are satisfied with all.

Overall a nice stay! Sara is a good host who really takes care of you on your stay! The breakfast is nice and the rooms are good as well. The hostel is approximate 30 minutes from the city center on food but buses are available just outside the hostel

If I could I would give this 3.5 out of five but 3 would be too harsh. It was a bit further out of the Centre than I imagined but once you've walked the Castle, Scott Monument and the steps in Edinburgh what's the problem with a walk back to here! It needs a lick of paint and updating in part but it was clean, comfortable and the twin room I booked turned into a family room (room 4) with two double beds and a single. Beds were comfy and the room about right temperature wise. Only grumble would be the shower but I've stayed in plush hotels (only when the company pays!) and had far worse showers so it wasn't awful, quite the contrary it was ok. If you want luxury then pay to stay in a luxury hotel, if you want a warm welcome on a budget then it's fine. No complaints here.

The best part of this guest house is its location! It's a half hour walk from the city center, and if you don't care for a stroll, a bus stop is right out in front! The rooms were also pleasant, clean, and had supplies for tea. What I didn't care for as much: 1. Our room was about the size of the bed. There wasn't a ton more room. 2. Breakfast was served in the morning, which was great! But this is the only B&B we stayed in on the trip that didn't offer a traditional English breakfast. So that was a little disappointing. 3. There is free parking! But it is a really tight squeeze. A. There is only room for two cars, and one belongs to the proprietor. So the other space is first come first served B. Even though we rented the smallest car possible it still barely fit. Our bumper was up against the front stoop and the car almost stuck out onto the sidewalk. Side to side there wasn't much room to squeeze in either and even when we got the car in it looked all wrong. Honestly, while it wasn't necessarily a BAD experience, I would probably look somewhere else before booking here again.
