Stayed here as a couple during the Fringe as places closer to the city were either totally booked out or hugely expensive. As such, it was a bit of a trip in to the city- maybe 30 or 40 mins depending on traffic. Still, the bus stop right outside the house made the travel easy, just long. The place itself... More

Stayed here for a couple of nights. Four lads in two twin rooms. Rooms had one double in and one single as well as a wash hand basin. The rooms were clean, tidy and well presented. The breakfast was cooked by the land lady and it was very nice. The jewel in the crown is the landlady.... What a lovely... More

Pam is lovely, very helpful and cooks a awesome breakfast. Great value for money. Close to all public transport and roughly 15 mins from centre. Rooms could do with a bit of an update but all round clean and tidy. Had a pleasant stay.

We recently stayed here during the Edinburgh festival and military tattoo. Off street parking and bus stop right outside is very convenient. Pauline (owner) went above and beyond the call of duty and picked four of us up after the military tattoo(which ended after midnight). A very nice Bed and Breakfast in Edinburgh.

Hotel & proprietor pauline were top notch would definitely go back was great , clean and really local . Fantastic breakfast , out the door buds 44 or 5 leave the car bus every ten mins straight into princess st

Lovely bubbly helpful owner. Breakfast great tailored to specific likes and dislikes. Great location for Edinburgh Musselburgh and portobello. Free off road parking. Bus stop right outside. Clean comfy rooms with tea/ coffee making, free view TV. Excellent value for money

Pauline was a delightful ad endearing hostess and I feel fortunate to have found her. The place was quiet and clean and nicely appointed and the breakfast was very good. There is a bus stop directly in front of the house for easy access to the city and the train station. All in all a very positive experience. I recommend... More

we stayed here from friday 10th to sunday 12th august we arrived late due to traffic on the m6 pauline was so friendly and accomodating.
