What an amazing surprise for low price! Couldn't believe it was REAL :-) We've been cordially received, a quiet house even close at the street. Nothing to hear and still close enough to the connecting bus-stop. Staff was just so lovely that I sure will return next year!

Enjoyed two nights here recently. The rooms were clean and large with basic facilities. Close to the city centre with a number of local pubs and restaurants all within walking distance. Host was pleasant and helpful. Breakfast was good and all in all good value for money. A little extra work such as fixing the temperamental shower regulators and cleaning... More

This is a lovely old Edinburgh house built in 1820 with high moulded ceilings and a stained glass window on the stairs. The folk are very friendly and helpful and cook a lovely breakfast. The rates are very reasonable (we paid £80 B&B for an en suite triple room.) It is a short walk to the park to walk (Holyrood,... More

It appears that some reviewers are unable to compare like for like. If you want the facilities of a 5* hotel then book one and expect to pay their price. If however you want a great guest house with a fantastic breakfast and a personal touch then look no further. Granted there may be some updating required but this just... More

We stayed here recently. The welcome was very nice, very accommodating owners. Room was adequate for what we needed. We didn't go intending to spend a lot of time in there anyway. Shower a bit disappointing. Shower itself good; shower setup could do with reviewing. Free wifi which is always welcomed, however the signal where we were (room 1) was... More

Stayed in this convenient guesthouse in Jan 2015 while visiting friends in Edinburgh. Choose this guesthouse due to location and cost. The owner Eammon was present when we arrived and was friendly and informative, parking was available on site. Room was clean and comfortable. Decor slightly dated. Slept well and breakfast was plentiful and tasty. Price paid for nights accommodation... More
