Very nice and clean building. You can park on the street or on some parking spots accross the streets for free (!) as long as you stay. Bus stop right around the corner. We stayed in the apartments rather than the main building. the little front garden and hedge were overgrown; the entryway was dingy; the rooms were spacious but tired; some of the furniture was dilapidated; the towels were frayed. After having visited Speyside for some days, we decided to end our visit to Scotland in Edinburgh. This guest house is far from the city center and busses do not operate too often late at night. The room was clean but really tiny and worn out. Breakfast ok, but not more. Considering the cost not at my expectations.

There was a mix up with the checking in time (which wasn't my fault) that they handled very badly. The owners lacked common courtesy. Very friendly staff with great accommodations. Location is just right with easy access to a bus route that takes you straight into the city center. Room was very specious, clean, and comfortable. I plan on staying there again in the near future.

Although no off street parking could park right out front of hotel, bus stop at front door. Staff friendly &.helpful about places to go & see & do. Stayed 3nights, beds comfy, travelling with my sister & nephew around UK from Australua. had family room with each having our own bed, great breakies. Would recommend to stay.
