Spent the weekend here for my birthday and it a very welcoming place. Cosy beds spacious room (family room) and gorgeous breakfast with a nice selection to choose from. Easy 30 min walk to the city centre straight to the Royal Mile with a nice pit stop pub en route. Definitely recommended.

I have stayed several times at this Edinburgh Guest House on the edge of Arthur's Seat near the Commonwealth Swimming Pool. I originally chose it due to its easy links to the motorway (you can completely miss going into the city centre to get there), once you do arrive there is plenty of free parking nearby so no expensive parking... Although a little distant from city centre. there are plenty of buses stopping at the end of the road. Host was very friendly and helpful. Room was a little bit small but perfectly adequate with en-suite. Breakfast, chosen the night before, was tasty and plenty of it (although no beans!). If you choose a place for the breakfast go there. We had a very bad experience with the room size. It was so small that we could fit a chair and had to leave bags in the car. The wi-fi did not work. Therefore, we asked if we could move out and the manager said that it was ok, but... More

Fantastic guest house in a great location near to Arthur's Seat. The house itself is lovely as is the surrounding area. The room was perfectly acceptable, the hosts were very friendly and helpful and the breakfasts were delicious. Would definitely recommend.

Absolutely loved our stay here. The owners were very friendly and helpful, the room was spacious and clean and the food was gorgeous. They also catered for my wife and son's dietary requirements really well. I would highly recommend staying here.

This is a well maintained and comfortable guest house. The couple who run it were extremely helpful and made me feel very welcome. Spent a long weekend here combining the 6 nations rugby with retail therapy . Our 2nd stay here at this fab B and B - great location , easy to walk to town . It's not the Balmoral on princes street but what an absolutely fabulous guest house! It's a stones throw away from the famous Arthur seat and Holyrood palace and a a very tranquil part of the city?
