During our first night there was a heavy rain and next day the wall paper had dust stains and there were mold in a corner. We were offered another room upstairs and partly refounded. Picked this guest house for the location (halfway between central Edinburgh and Leith for the great seafood restaurants). Other than the location and friendliness of the owner, I would not recommend for many of the reasons in the previous review. Hotel displays 4 AA diamonds 4 RAC diamonds and 4 diamonds scottish tourist board ratings both outside the hotel and on their website.
