Dated, dog eared, damp, dingy and over priced. Would not recommend . Finding a mouldy peach in the corner of the room, wasn't the highlight of our stay. We had a lovely 3 night stay in this guesthouse over NewYear. We ended up booking a twin room for myself and my partner as we couldn't find a double anywhere else. The guesthouse is located in an extremely cozy and laid-back area of Edinburgh, close to Arthur's Seat and the Hollyrood area. The building in which the guesthouse is situated is beautiful and so are the rooms. With a bit of refurbishing and some more care, this place could be a real treat!

Arrived and was ushered up two flights of very steep stairs to an attic room - Room 8 I think. Thank goodness I didn't have any luggage. What a horrible place to spend the night. Welcome was a cold as the come, though that it was a real pain to assist with my luggage, which I required given the two flights of steep stairs. Obviously prices go up during the festival as I paid 212 for 2 nights bed & breakfast for myself and my 2 children. The guest house is very dated and needs some freshning up especially the bedrooms. This place is an over priced run down dump.
