The only reason this did not get a 5 is because it is still under renovation. It is conviently located to all attractions in city center. The location is fantastic for exploring the city - just over the bridge from the Old town but also close to the shops and some lovely restaurants on Broughton Street. Be very aware that their standard doubles are ALL in the basement, yet still expensive, very poor value. And even upstairs there is non stop music noise from their external restaurant at the back. Comes over as a high turnover impersonal tourist stop over..does not deserve to be called boutique. And not even a security box (nor a lift).

Good location, clean, great staff but the smallest room I have ever stayed in! On a £ per square metre this would be the most expensive room ever. Single bed, tiny shower, bizarre toilet and no ventilation.

Reception friendly. Booked by phone. Bell boy for luggage. Parking available just up the road but its not under cover or secure. Behind the bus station. Nice publicareas in hotel. Great outdoor area. This was a birthday treat, and from the second we arrived to find we had been upgraded to a suite, to the full Scottish breakfast it was perfect. Staff very attentive, room very comfortable and a bathroom to die for. Will definitely be back.

This is a great hotel in many ways, and the staff are probably the best bit. The refurbishment has given it a lovely boutique feel and the bar area is good. Arrival by car is slightly difficult. I absolutely adore this hotel! The interior is gorgeous and modern and the atmosphere was very friendly! Just a ten minute walk into Edinburgh town center and only five minutes from numerous cafe's and restaurants! This hotel really did make my time in Edinburgh enjoyable and memorable.

The hotel sits in a fantastic city centre location with all major attractions a short walk away. The rooms were clean, a good size and comfortable. The staff were impeccable, and always on hand to deal with any issues etc.

Lying where grandiose New Town townhouses give way to malls and utilitarian housing, Broughton and Calton have long been transitional neighborhoods with a mixed identity. It’s here that Edinburgh’s gay village found a home in the 1980s. But gay culture is anything but overt along bustling epicenter Broughton Street; even if polished pubs, hip bistros, smart delis and art galleries all speak of affluent good taste. The top of Leith Walk is more ragged. This major thoroughfare boasts a famously gritty gay club, as well as a strip of good Indian restaurants. Regal Georgian and Victorian townhouses preside over largely deserted streets in Calton, where only the occasional restaurant or hotel brings much life. Even so, a steady trickle of idlers and picnickers pass by to climb Calton Hill for its wide-open lawns, wonderful city views, and curious monuments – an Athenian-style temple among them.
