Two of us stayed here as we were working in the local area again. Rooms are spacious and homely, the beds are comfortable, great Digtal Tv and wifi access. Breakfast is brilliant, your typical full breakfast + cereal and toast and juices. Look forward to our next stay.

My main requirements for a B&B are, clean, comfy and welcoming. Ashdene House surpassed my expectations in every way! Immaculately clean from top to bottom, one of the most comfortable beds I have slept in for a while, a fabulous breakfast, including homemade bread and jam all provided by Caroline who thinks of everything. Nice extras included day tickets for... More

Stayed for a week Stayed at Ashdene House for a week with family, both rooms and en suite bathrooms were spotless. Comfortable beds and all furnishings well looked after. Good breakfast menu in conservatory overlooking well kept garden. Friendly welcome and Caroline was very helpful about how to get places and with things only locals know. Quiet location but close... If you are looking for somewhere to stay in Edinburgh you would be hard pushed to find anywhere better than this. Spotlessly clean, good location, excellent breakfast and a welcoming hostess. Plenty of buses going into the city centre near by. Lots of places to eat within walking distance.

Couldn't fault this b & b in any way. Our room was immaculately and tastefully decorated, spotlessly clean , warm and comfortable. The breakfast was all freshly cooked and served in a lovely conservatory looking out onto the very pretty garden. We will definitely return. Thank you.

Two of us Stopped here last night for business in two single rooms. The rooms are very clean and tidy with comfortable beds and decent tv. Got a brilliant nights sleep as always when we stop here. This must be the 20th time we have stopped. Breakfast is also very good, homely, and plenty of it. The lady who runs... More

From the moment one enters this B&B you realise that it is well kept and presented in good decorative order. We were in room 5 at the top of the house. Spacious room with sloping attic ceilings and dormer window. En-suite in good order although the shower a little tight for space. Room had small round table with two chairs,... More

Me and my wife (32 and 29 years old) spent two nights at Ashdene House. We were very happy. 4/5. The LOCATION is great. Just about ten minutes walk from the Royal Mile. The surrounding area is quiet and pleasant, with good bus connections. The HOST, Caroline, was attentive and friendly without being intrusive or a hovering pest. The ROOM... More

We stayed here for 3 nights and had the triple room for double occupancy. Massive room which was spotless with lovely en suite and good shower. The beds are comfy with nice quilts which kept us warm.
