Two of us Stopped here last night for business in two single rooms. The rooms are very clean and tidy with comfortable beds and decent tv. Got a brilliant nights sleep as always when we stop here. This must be the 20th time we have stopped. Breakfast is also very good, homely, and plenty of it. The lady who runs... More

From the moment one enters this B&B you realise that it is well kept and presented in good decorative order. We were in room 5 at the top of the house. Spacious room with sloping attic ceilings and dormer window. En-suite in good order although the shower a little tight for space. Room had small round table with two chairs,... More

Me and my wife (32 and 29 years old) spent two nights at Ashdene House. We were very happy. 4/5. The LOCATION is great. Just about ten minutes walk from the Royal Mile. The surrounding area is quiet and pleasant, with good bus connections. The HOST, Caroline, was attentive and friendly without being intrusive or a hovering pest. The ROOM... More

We stayed here for 3 nights and had the triple room for double occupancy. Massive room which was spotless with lovely en suite and good shower. The beds are comfy with nice quilts which kept us warm. Breakfast was excellent, all you could ask for. We used the local bus to get into the City which was really good as... More

We stayed here for the last week of the Edinburgh Fringe. The house is exceptionally well maintained with traditional frontage and spacious hallway. The room we had was bright and airy with all the facilities you could ask for. The bed was comfy and the bathroom was clean, bright and modern. Some finer detail that was also spot on, the... More

We had a really excellent stay here. It's quiet, really quiet, but getting into the city centre was easy, even for us unseasoned travellers. Landlady Caroline was superb, polite, friendly, helpful but not over familiar, which we liked. Anything we needed to ask, she had helpful answers. Absolutely spotless rooms, and a truly lovely house, the shower was superb, the... More

Located in the southern part of Edinburgh and easily reached but on a side street, this is the quietest place I have ever stayed in Edinburgh - and I am there over 20 nights a year. Great rooms, immaculate, very nice owners. Good transport - bus - 2 blocks away. Full, cooked Breakfast wonderful with smoked fish of the day... More

A bit far from the historical center, but very well connected with a lot of buses, Ashdene House is a lovely b&b, in a quiet and nice part of the town that usually tourists don't get to know but is much more the "real thing" than the Royal Mile. I had a very pleasant three day stay there, thanks to... More

I thoroughly enjoyed my stay at Ashdene House. It's a wonderful location in a neighborhood with a few minutes' walk to the bus stop. It's clear from other reviews that "walking distance" is a matter of preference. It is just under 2 miles to many of the Old Town sites, but the roads are safe and quite walkable with lots... More

I choose this place from the Tripadvisor's comments and was pleased with the results. Although I find this is not walking distance from the City Center, the bus services are great. The House is located on a quiet street which is good when you've been walking all day and want to sleep with the window opened. Very good breakfasts with... More
