We stayed here for Edinburgh Fringe, loved our stay at the hotel. This waa our third visit to edinburgh for the fringe but this was our favourite hotel. It was a last minute booking but it worked out perfectly. Location is about 20 min walk from Royal Mile, great route goes past lots of cash machines and shops to pick up bits and pieces for the day or on way back to hotel. grab some food in little independent cafes not so expensive or busy as in centre, also burrito shops, restuarants including a great morrocan and himilayan, bars and pubs with live music lots going on and lots of take aways, South Pour cafe is excellent. So the hotel has a great location to be in. Room was fully cleaned everyday spotlessly and had a lovely big window view of the private gardens at the back of the hotel. The hotel has secured private parking at rear. We had an excellent welcome to the hotel, very warm and friendly given good advice of best places to visit and bus routes into town. We were given all information we needed verbally and also there was a guide in our room with wifi details and useful information. We were shown to our room to check we were happy with everything. Great welcome. Hotel rooms could do with a bit of a general upgrade, splash of white paint and a bit of colour accents in room would go a long way. Tea/coffee in room, hair dryer in bathroom, good sized flat screen tv,wardrobe with hangers, comfy bed and plenty of space...communal areas were also very very clean at all times, overall we had everything we needed and then some given we werent spending much time in our room as we were visiting for edinburgh fringe. Also very quick check out. Overall fantastic stay and we would definitley check if Thrums have availability next time we visit for the Fringe.

Easy parking (dont drive into centre!) and quiet, certainly at the back where our room was. Great location on main road but beware 'Minto Road' changes its name every few blocks! We dont eat cooked breakfasts so can't comment on the food (there is an Italian cafe nearby on left at junction on way to centre). Very helpful staff. Recommend.

We stayed for 2 nights. The welcome was superb, nothing too much trouble. The room was in the house next door so was very quiet and away from any bustle. The room was slightly tired yet well maintained and had an opulent feel to it. The bathroom was small but adequate. A kettle did not work and as soon as we mentioned it a new one was provided. Continental breakfast only option was plentiful if slightly expensive (£10 each) again the staff were superb and very accommodating. Car park slightly difficult to find although spacious and with good access to both houses. Would return

Walking distance to centre. Lovely old building, comfortable beds, and great location!! Easy distance to some excellent meal options for the night. Staff very friendly and helpful. Public transport abounds....and free car parking for those who have traveled under their own steam, but do not want to drive in Edinburgh. Love it!!

Just came back after a weekend stay with my husband. Hotel is in a good location and a nice walk into the old town. We picked this bed and breakfast because it has a good secure car park. We booked 2 night and paid extra £10 each per night for breakfast. Staff are very helpful. Our room was acceptable but needs a little more money spending on it, and attention to detail improving I feel. A plate over one of the plug sockets was missing and lid for the bin in the bathroom was missing also shower gel was very low and could have done with a top up.. all small things but little things can make a big difference. Bed was new and was very nice and comfy. Breakfast we only ended up going down the first day and skipped it the second. It was a let down. We stay away a lot and it was very low value products and i would recommend to have breakfast out. For the same price you could get a lot tastier and better quality in one of the coffee bars down the road. This bed and breakfast could be fantastic if it just changed a few things. Would I stay again! Probably not because although it was an affordable price I have stayed in better acomidation for around the same value.

The staff were welcoming and greeted us at 2am!!! Thanks Peter. The rooms were clean, very comfortable and warm. Javid personally offered to collect us 45 min away when our son was sent to A & E. We are very grateful for the hospitality and kindness shown to us. Thank you very much Peter & Javid.

The staff was very prompt, I refer mainly to Peter, with whom we had the opportunity to sort out all the organizational stuff. The rooms were clean and kept clean all our staying. Having in mind the rush period of the season the accommodation was a decent one. The property is very easy to find and placed close to the bus stations but in a quiet location. One would need 30 mins walk up to the Old City of Edinburgh and the main street has every step pubs or restaurants. I would advice only to pay a bit more attention to the flower pots in front of the second building and to the rear garden, of the same second house. A table with chairs or benches would make this place more welcoming for guests- either smokers or not.

Visited the thrums in Edinburgh with my partner. Staff were friendly. The room was basic and had numerous aesthetic issues that could have been easily resolved. Discoloured desk, cup rings and scratches, door paint was chipped and scratched, bed sheets were stained and discoloured, decors was dated and in need of renovation, only 1 functioning plug socket in the room due to 3 other plug sockets having large cracks through then and safety covers missing, shower also did not drain and if ran for more then 5 minutes flooded the bathroom floor. I would not recommend this accommodation.

The room had a horrible smell emitting from the bathroom and I changed rooms the following morning. The bathroom sink was blocked and the tea bags were provided in a container which was stale and bizarre. I also woke up with a couple of bites. I wouldn’t recommend this place at all. I’m giving it an extra star as the gentleman at the desk was polite and friendly.

The two houses make up a quite and cosy stay experience at the hotel. It is very close to city center (a 10 mins bus ride) so worked out perfect for our travel. Would definitely recommend if you want to travel on a budget and still stay close to the center.
