We stayed here last October during Munster's ill-fated trip to play Edinburgh and for a rugby weekend it ticked all the boxes. Great Location. Value for Money. Clean. Lamp Shade in the bathroom got dislodged from the ceiling and fell on my sister's head. Thankfully she wasn't hurt but it could have been a nasty accident. We got the top floor room which is a fair hike without a lift - can be a issue for elderly guests.

this is a fine building in a great part of Edinburgh. The rooms are spacious with lots of light but the rooms on the top floor have damp walls, the bathroom is not clean and springs in my bed were broken. it's a shame. with a bit more love and care I'd give this 4/5 stars.

We stayed here for 2 nights over a weekend. Loved the fact it was a proper old Georgian house with many of the original features. We stayed two nights in early June. We had a nice big room on the top floor... up 71 steps.. no lift, with views accros the west end to the Pentlands. ideally suited to everything in the west end +Princess street & Royal Mile, very good continental breakfast.

The hotel is in a fairly good location, being only 10 minutes from Princes street, however that is its only good point.
