Booked here for a last minute trip and was not expecting much based on earlier reports .. I have to say though that I feel many of these reports to be a bit unfair. The hotel is admittedly slightly dated, but is in the main welcoming, clean, and more than adequate. our room (5) was large and more than satisfactory.... More

The breakfast was not really satisfactory, in terms of options, for instance eggs, bacons, etc. Though the breakfast service was supposed to start at 7 AM (I do not exactly remember the time), the person was not available till 7:15 AM. The most disappointing thing was a big wardrobe kind of thing right in front of the room that one... More

Georgian terrace near the centre of Edinburgh with a hallway that looks pretty good however so much wrong when you look further. Dirty walls and ceiling in our basement room, several ceiling lights missing, dirt underneath the radiator - lots of it. Worst of all though was a buzzing alarm at 5.30am for one hour for 3 nights next door.... More

My wife and I booked this hotel in order to spend a couple of days at The Fringe. This is the first negative review that I’ve ever posted on TA but on this occasion I feel so strongly about this hotel that I feel forced to warn others. I tried to find out who manages the hotel in order make... More

Nicly located - we could walk everywhere as no space to park our car although they arranged for us to park it as sister hotel do saved 20 pounds per day. Very elegant building and neighborhood so pity it has somewhat neglected feel and appearance. Helpful and friendly staff although understaffed at breakfast.

My husband and I stayed at this hotel for two nights 4/5th August.. Whilst I have to say the young lady on reception was lovely and friendly the rest for the visit was very downhill.. Our room was end basement, so we had a door which we couldn't open into a very dingy courtyard and the window was coved in... More

Booked this hotel as it was close to Haymarket train station. Beautiful old building, unfortunately does not have a lift. The staff helped us up with our bags. Nice continental breakfast, clean and comfortable.

Got this booking last minute to save an early morning trip to Edinburgh for a conference - £69 bed and breakfast for all three sharing - what a bargain including breakfast! Clean well appointed room which met our needs. Staff phoned their sister hotel and arranged parking for us near our conference location in Queen Street - excellent service!
