Got this booking last minute to save an early morning trip to Edinburgh for a conference - £69 bed and breakfast for all three sharing - what a bargain including breakfast! Clean well appointed room which met our needs. Staff phoned their sister hotel and arranged parking for us near our conference location in Queen Street - excellent service!

The hotel is very near Haymarket station and around 25 minutes walk from Waverly station. There are restaurants around the area too so that is nice. We stayed here last October during Munster's ill-fated trip to play Edinburgh and for a rugby weekend it ticked all the boxes. Great Location. Value for Money. Clean. Lamp Shade in the bathroom got dislodged from the ceiling and fell on my sister's head. Thankfully she wasn't hurt but it could have been a nasty accident. We got the top floor room which is a fair hike without a lift - can be a issue for elderly guests.

this is a fine building in a great part of Edinburgh. The rooms are spacious with lots of light but the rooms on the top floor have damp walls, the bathroom is not clean and springs in my bed were broken. it's a shame. with a bit more love and care I'd give this 4/5 stars.

We stayed here for 2 nights over a weekend. Loved the fact it was a proper old Georgian house with many of the original features. We stayed two nights in early June. We had a nice big room on the top floor... up 71 steps.. no lift, with views accros the west end to the Pentlands. ideally suited to everything in the west end +Princess street & Royal Mile, very good continental breakfast.
