Overall the room was small but ok for what we needed. Bed was comfortable and furniture was serviceable but TV only had 3 channels and room had little soundproofing so could hear people walking in reception and opening doors of adjacent rooms. The bathroom was large with good powerful shower, but bath was dusty and the lights were dim. The... More

Really enjoyed my stay here, the rooms are very comfortable, with all you need in them, the service is welcoming and helpful. The food in the Restaurant is delicious also!! I definitely recommend this establishment.

We stayed overnight at No 11 Hotel and had booked two rooms, both beautifully decorated and comfortable, with sitting areas. They've done a fantastic job renovating such an old building into a boutique hotel, but mind, it is a very old building so there is no lift service, and the wooden bits creak every time somebody walks the hallway/stairs. It... More

We stayed for one night as we had theatre tickets for the Playhouse and found the hotel conveniently located in a lovely area. The room was small but nicely decorated with a modern bathroom and lovely toiletries. The room was quite hot as no air conditioning but we managed to open the window and had a good nights sleep in... From the website you might expect a chic modern boutique hotel. There are numerous streets in Edinburgh New Town full of beautiful townhouses; true No.11 is by the noted Enlightenment architect Playfair who produced the imposing Royal College of Surgeons in Nicholson Street and the sumptuous Library of Edinburgh University's Old College, but No.11 must be the most rundown of... Stayed here for 2 nights while visiting Edinburgh for The Open. Overpriced and definitely not 4 star. Tiny room, shower kept changing from cold to very hot, curtains and window wouldn't open, no air conditioning (so boiling hot), no cocktails available after 10pm even though 24 hour bar, noisy due to building work next door, couldn't have fruit salad as... The Inn is located in "New Town", which is less of a tourist spot. It's a more clean, quiet, and residential. It is also still within walking distance to all the attractions of the city. The Inn is a historical building that has recently been remodeled, but still has the charms and problems of an old building. I stayed in the... More

Hi krp20, Thanks for such wonderful comments and the 4 star review, we really appreciate the feedback. Unfortunately there's nothing we could do about having a lift installed in the property as it is a listed building we weren't allowed planning permission to install it, so as to retain as much of the original character as possible. Lets hope this... More

Had an excellent stay here just for one evening a few nights ago. The service we received was fantastic! The room was massive and the bed was so comfy. We had a four poster with a suite and room 6 is the one you want. The only negative I would say would be the staffing levels, and I really noticed... More

My husband took me to No. 11 for my 30th Birthday. We had a Georgian suite complete with 4 poster bad and roll top bath. It was incredible and amazing value for money. It is about a 10-15 minute walk to the bottom of Princes Street, mainly up hill, but this does mean you don't get any of the noise... More

The hotel is about a mile and a half or a short cab ride from the crowds along the Royal Mile; a shorter distance to the high points of New Town. There is a small lounge, a bar, and what appears to be a pretty decent restaurant. Rooms are well appointed and come with free wifi. Service adequate. One ting... More
