Great location in a quiet St, a 5 min walk to the Edinburgh Playhouse. Small stylish boutique hotel with great tasteful decor. Thouroughly recommend one of their two Georgian suites. Friendly, helpful unobtrusive staff. Restaurant well worth a visit, interesting menu and food was delicious. Would definitely stay here again.

Came here for a short break and loved it! We had a great room which was really comfortable and warm and the breakfast was lovely, and the staff were friendly and helpful. Would definitely return and recommend.

The location was fine, The rooms are nicely done ( could do with touch of paint on the doors. Smallest bathroom ever but nice shower. If you are not mobile this is not for you as no lift. Went for a wee trip to Edinburgh and after much searching found this fantastic little gem. The room was massive as was the bathroom and the place just had a really cool character about it. We stayed at this hotel mainly because it was our anniversary and was very close to the restaurant we were going to be dining at. Stayed at No 11 recently for 2 nights and are glad we chose this lovely small hotel. We were in a mini suite on the lower level which was very comfortable. Just returned from this hotel today and can honestly say , Great value for money. Hotel cosy and homely, staff friendly and helpful and food exceptional. Will go back.This period hotel is ideally located for edinburgh entertainment and attractions. Give it a go.
