We found the owner very helpful and friendly. We had the twin room with private bathroom on the top floor which had everything you need, the beds were very comfortable, and we had a great night's sleep. Staff very rude upon arrival saying we had not contacted them with our arrival time (had no idea we had to do that), bed very uncomfortable, no hot water the last morning so we had to travel without showers. Clean and tidy and a pleasant place to spend a couple of nights whilst visiting Edinburgh for the Fringe. We stayed at the Capital Guest House for three nights, and had a very pleasant stay. The location is within easy reach of the city centre, with very frequent buses. The room was comfortable and very clean, and breakfast was as advertised and perfectly pleasant. The owner was extremely helpful, and very welcoming.

Dated, but extremely friendly owner, very helpful. Great location, 5 minute bus to the Royal Mile. Very old and dated, but clean and tidy enough. I stayed for 2 nights with my sister. We were very late arriving but the owner was nevertheless very helpful, offering to carry both our cases up the two flights of stairs.
