The comments on Trip Advisor gave us a heads up on issues of quiet, cleanliness and general failure to live up to a 4-star image. this hotel was top class staff excellent food perfect fair price paid £89 b&b then was offered best room upgrade for £30 which i took total £119 b&b room fair size 2nd best room in hotel rack rate £435 good veiw over firth of forth in to fife bathroom bit small but seemed new would recommend this hotel more
