just back from this hotel location was excellent. breakfast was good beds clean service was a bit lax. felt it was overpriced on room value as there was very little tea/coffee although we did get more once we phoned down room in need of decoration and light more

the location was good but cheeck in was a total cockup, room to hot and small and well past it lovely veiw of m&s staff digs.meal in the afternoon was good value for money £10 with a drink in that price.the next mornig was fun hot plate gone down so staff had to wait on to you .tryed 3 times... more

Outstanding location, bang in the centre of Princes Street, 50 yds from Waverley Station, opposite Princes Park Gardens. Our room was comfortable with a bay window and perfect views of Edinburgh Castle. Decent bed and bathroom facilities, tea and coffee tray well stocked.
