Ideal location, great wifi and speed, nice and friendly staff but let down by the most dated bedrooms Iv seen in a long time. Location is incredible with views overlooking the Royal Mile. Rooms were comfortable and clean. Breakfast buffet was excellent. Would recommend for anyone looking for a central location close to the train station.

We had a convenient stay at this hotel which is over the main shops on Princes Street and very near to many of the important sights. The rooms are a bit cramped and bathrooms need refurbishing but were kept very clean. No air conditioning, so we had to leave the window ajar and Princes Street is noisy from 6 a.m.... More

Good hotel near Waverley station, the airport tram and bus stops. Short walk up the hill to the Royal Mile. Room was clean and comfortable with excellent views of the Castle, Princes Garden and the Sir Walter Scott memorial. Very friendly, helpful staff and excellent breakfast.

The location is what you pay for here, its on the Princess street and walking distance to almost all important landmarks of the city and transport links. The rooms and bathrooms really aged and the noise is a major issue. You can hear everything from the next room and corridors including next rooms light switches which sounds like sledgehammers! Excellent situated. Some problems during dinner with our party of 30 collegues. Staff seemed to loose control and we (the guests) suffered for the lack of control. A nice woman, from the staff, saved the situation by giving one free drink to those who did not get their dessert/got easted fruit/had trouble with being asked to pay for drinks twice++... More

Princes Street and Gardens
Glaswegians tease Edinburghers that their High Street is only half one, since buildings only line one side. But what they don’t say is how extraordinary the views are from Princes Street as a result. From here you look onto expansive and decorative public gardens beneath the mighty basalt cliffs on which Edinburgh’s Castle stands proud above the rest of the dramatic old town skyline. Yet many of those on Princes Street look the other way, as they’re concerned with chain store shopping or catching the tram or a train at main train station Waverley. But it’s not all utility here; the Scottish National Gallery rewards purposeless wandering, and December’s huge winter market in the gardens begins a season of revelry which ends with Hogmanay, Britain’s largest New Year’s street party.
