We stay here three nights during the Edinburgh Festival. We were very disapointed. The room was adequate although our ensuite felt more like showering in a converted wardrobe. The Scottish Breakfast did not include either Haggis or Porridge. The orange juice and coffee were low quality. Fresh fruit comprised of a few bananas. When we asked about the possibility of... I stayed for 1 night with my daughter attending Edinburgh University Open day. We had a lovely room overlooking the garden. Tea & coffee making facilities in the room. Breakfast was great with plenty of choice. The owners were friendly and helpful. Would definitely stay again.

I had a lovely stay for two nights in a clean, well equipped small room (en suite). The staff was very friendly and helpful and the breakfast was delicious. The thing with the blankets might be a bit unusual for some but I don't think it's an issue, it fits in with the style of a cozy scottish guesthouse (and... More

Reading the previous reviews I wonder if those people stayed at the same guest house where I stayed. I traveled solo and there were no single supplements. The only staff I met were the owners who bent over backwards to assist me with whatever I needed. If you want more coffee just ask for it. My entire stay was paid... More

Very old decor and furniture, too many flowery things. Wool blankets? Duvets are much more comfortable these days. No toiletries which are the norm in most places when going for a break away. Need proper sized mugs for a decent brew........ Little China cups....... Gone in 2 mouthfuls. TIP if you are room only and want a lie in, room... More

Not luxurious, not cheap and not particularly clean. The owners and staff were distinctly un-friendly. The location was a little further out that I expected too. I think we will stay elsewhere next time we visit Edinburgh.

I went with a group of seven and felt I was robbed blind. Since being widowed four years ago I've got used to single supplements but this one was the dearest ever. I was charged for eight breakfasts over four days but only had three, as did the couples in our group.

This place is out of the city centre but on a great bus route which took ten minutes. It is very traditional with high moulded ceilings and flowery wallpaper and bedding. We had a massive room. The breakfast was great and the owners were very sweet and accommodating. Modern TV, tea and coffee and wifi. There were 7 of us... More

Nice and welcoming host and clean room, but not a four-star hotel at all. A nice two stars would be more appropriate. The mattress was very uncomfortable because of the springs in it (in 2014?...seriously). The hotel is a bit far away from the city centre but there are lots of buses coming and going. Mixed feelings, but not bad... More

When we started looking for place to stay in Edinburgh, we noticed hotels were expensive, so we decided to stay at this guest house. It was much better than I expected!! Well located, it is 2 to 5 minuets from central Edinburgh, there are buses almost every minute and a day ticket with unlimited rides on buses cost only 3,50... More
