Although freshly painted the hotel is old and well worn. There is no air conditioning which makes the room seem muggy. We faced Princes street which was fun however we had a porthole window that didn't open well and was foggy. The staff were friendly but gave us misinformation. Couldn't fault this hotel. We enjoyed a 3 day stay for the Edinburgh Festival. Staff where friendly and our room comfortable with a super large bed. Despite a slight snafu with part of our travel arrangements (not the hotel's fault at all) the staff was very accommodating and very friendly. Excellent position right by the station. Comfortable room but quite noisy, especially when the tattoo fireworks go off! Breakfast was very good. Not cheap but really good location for all Edinburgh attractions.

This hotel has a fantastic location on Princes Street facing the monument. It needs some financial investment, it could be improved quite easily. Princes Street and Gardens
Glaswegians tease Edinburghers that their High Street is only half one, since buildings only line one side. But what they don’t say is how extraordinary the views are from Princes Street as a result. From here you look onto expansive and decorative public gardens beneath the mighty basalt cliffs on which Edinburgh’s Castle stands proud above the rest of the dramatic old town skyline. Yet many of those on Princes Street look the other way, as they’re concerned with chain store shopping or catching the tram or a train at main train station Waverley. But it’s not all utility here; the Scottish National Gallery rewards purposeless wandering, and December’s huge winter market in the gardens begins a season of revelry which ends with Hogmanay, Britain’s largest New Year’s street party.
