Stayed for three nights and found the hotel to be perfectly located on Princess St, 5 minutes walk from Waverley Station. Our room was opposite Scott's Monument, overlooking Princess St, and as we were there at the start of the Edinburgh Festival we enjoyed the concert at the castle through our window. We slept with the windows open, as the... More

As seasoned travellers we chose to stay at this hotel due to a cheapish rate of £119 for one night. The room 619 was like a closet. With a small porthole window. Which made to room boiling hot as it was fairly warm outside. Once in the room we noticed that our 'view' was a construction site for a large... More

The hotel staff and greeting on arrival was very good, our room overlooked princess street opposite scotts monument.what a view.you are vey central.the room was clean and quite large, and a lovely touch was the anniversary card from the hotel. the breakfast is... If you want a hotel with a fantastic location this is it, right in the heart of princess street. Just get off the train and its five minutes walk to the hotel. We stayed at this hotel 26 years ago and knew what we were getting. Good price and great service. The breakfast is well worth paying for. Staff all... More

On the positive side: * Great location. And very easily accessible by the new tram. * The room we had was for three and was quite spacious. On the negative side: * Lack of free wifi. Yes I know if you book through the one site it is free but it advertises free wifi so it should give free wifi.... More

Some give this hotel a poor review simply because it's old - get a grip! , That's what gives it charm and character. ALL the staff were helpful and professional. We felt they put some of the newer hotels to shame. Our room was much bigger than expected, breakfast was excellent and the central location (literally 2 mins from Waverley... More

Hotel is looking tired. Arrived in the early hours of the morning and were dumped in a twin room (having asked for a double) under the eaves. hot and noisy - no fans , no aircon., no fridge or minibar. Breakfast poor if you're vegetarian. Staff totally disinterested and casual. Little choice except for full English - no fruit -... More

We had a very comfortable room (spotless bathroom) with a fantastic view of the Scott memorial and Princes Street. The hotel offered everything you would expect from a 3 star establishment. The breakfast was adequate while the staff were friendly and efficient, if a little overstretched in the restaurant in the morning.

Although the location of this hotel is great, the facilities are quite depressing. Our first room didn't even have a closet. Everything needs refurbishing. There is no business center. Breakfast was good, and showers had nice water pressure. When I booked online, wifi was included in the price.
