We stayed here on Friday 29th August our room was £95 for the night we found the staff to be very friendly and helpful our room had just be redone you could still smell the fresh paint this did not bother us at all as the room it's self was absolutely lovely and we'll worth the money I would definitely... Unclean, mould on curtains, patchy decoration, bathroom facilities didn't work properly, windows didn't open. The prices are extortionate and they charge for breakfast on top of that, I'm glad I managed to get a decent deal because I would have regretted paying full price. The staff were very friendly and the view and location were very nice but the hotel... More

An excellent location, right in front of the edinburgh waverley station. All the major attractions were within walking distance. The hotel was going through a renovation and we were given the old rooms. They really did need refurbishment. The hotel was quite pricey compared to the condition of the room and facilities it offered. The best thing about it was... More

Port in a storm, literally. I exited the railway station without any clear idea of my geography, but conscious of the driving rain. I couldn't believe my fortune when I saw the Royal British Hotel across Princes Street in front of me. A warm welcome from Tony on reception who helped me with directions to where I was meeting my... If you are at all particular about the hotel you are staying in please avoid this one! Run down, dated, dirty and actually rather smelly. Location was ideal but the description on the website was so inaccurate. This is obviously your choice, but don't say I didn't warn you folks. Big Mistake.

At more than £200 per night this was an expensive hotel, however very centrally located for my purposes. Communication from the hotel via e-mail was very good and included a booking reminder plus response to a query about gluten-free provision. The room was small but comfortable, and I found the bathroom was mostly excellent (shower was very good, heated towel... More

this hotel has a good location, its directly opposite to waverly station, the hotel rooms are in complete, we stayed in room 100, its was very uncomfortable to get there, esp. when you have a small baby with a pram, refurbished rooms/bathrooms don't have clamps to hang in your towels and clothes,no shower curtains, weird shower system and lots of... We stayed here for 3 nights last weekend. This hotel chain (Cairn Group) has made a strange strategic decision. They are in the middle of a refurbishment project (which has been going on for over a year now) so some of the rooms are refurbished, generally OK but not a particularly high standard of workmanship. The public areas are all... More

I booked a room through Booking.com as the hotel will not accept direct booking. After dealing with very untrained receptionist who had communication problems, we quickly went to room No. 206 on second floor and shocked to see it's condition particularly antique two beds, two chairs without a table and a table on which TV and Tea tray were placed.... Staff are useless - slow to amend faults with room. They don't seem bothered and are short with customers - we noticed them also being rude to customers ahead of us queing to complain about their room and the appalling breakfast. Rooms are expensive and unfinished. Dirty bedding. Shower tray flooded. Air con didn't work in the room. Room was... More

Official Description (provided by the hotel)
Victorian Hotel situated adjacent to Waverley Station, on Edinburgh's main street, Princes Street. 2012 is going to be an exciting year for the Royal British Hotel. A long awaited and overdue refurbishment is on course for this year. We have acquired a building adjacent to the hotel, which will be accommodating our new restaurant as well as an additional 6 bedrooms, with fantastic views of the Old Town, Princes Street and the Castle. Some of our room have already been refurbished and the remaining rooms will undergo a full refurbishment in phases. ... more   less
