This was not my first visit to the British Royal but it was the least comfortable. I was in an executive room and it had a great view of Princes Street, the buildings, Edinburgh itself and the fireworks during the Tattoo. However, I found it next to impossible to sleep at night in Room 96, the windows do little to... More

Paid through hotels.com last minute. BE CAREFUL. We paid £80 for the room with the fantastic LED lighting and modern features through hotels.com and were assured that was what we were getting. We instead got thrown into an incredibly dated faulty and awful room down a dark shoddy corridor. After speaking to the manager on duty - Wayne - we... More

Will be lovely when the renovations are complete.I had single room that was a bit worse for wear but good size and the bathroom was big. Staff were lovely. The bar downstairs is a bit near the reception desk and was absolutely jumping on the Sat I arrived so it was hard to understand the reception staff. Terrific location, not... More

From the moment you walk into reception this hotel has a boutique feel with its modern decor, but a short walk up stairs to the rooms, you'll notice a distinct decline in hotel decor standards and it is in need of a big refurbishment. The beds were comfortable enough however the shower temperature was difficult to regulate and free wifi... More

Glad to return here to this excellently located hotel. Renovations still underway a year on, but noticeable improvements and no noise inconvenience. New Bar has a lovely ante-room though limited draught beer. Breakfast in the new dining area with wine cellar and a great array of eclectic historical pictures and posters, is very good and very good value, though strictly... More

My son and I stayed here in a twin bedded room for two nights . Cost £345 without breakfast. While the reception area and restaurants are quite smart the bedrooms are utterly shabby . The corridor to the bedrooms has worn and frayed carpet , the paintwork is chipped and dirty , the paper is dirty and marked. Our bedroom... More

The room was standard but the bathroom was hideous. Clean but very very dated and tired. Broken tap, stained sink, mould, peeling wallpaper and a mouldy curtain. I felt cleaner before I used the bathroom than after. Requested an alternative room but was told there was none available. Location is brilliant, but noisy. Staff friendly.

I stayed here for a business trip. it was the cheapest hotel with en suite I could find at the time due to the Fringe kicking off. What a pleasant surprise after reading some of the reviews, the hotel is having work done and is a little dated but the room was clean and i slept wonderfully. The staff were... More

Great hotel, the room was tastefully decorated and the ensuite was enormous. The resteraunt was very busy as was the bar / lounge area which was a good sign of great food. The hotel is being progressively upgraded but this didn't interfere with our stay.

We stayed one night in 3 rooms. My prior review mysteriously disappeared. Room was dirty smelled of urine, burned out light bulbs, outlets that didn't work. WIFI not working or inconsistent. Stairs threadbare, furniture old and worn, doors beat up and missing paneling. View of castle only if you are 6 feet tall. Even the coffee tray had a big... More

Staying in Princes Street and Gardens

Neighborhood Profile
Princes Street and Gardens
Glaswegians tease Edinburghers that their High Street is only half one, since buildings only line one side. But what they don’t say is how extraordinary the views are from Princes Street as a result. From here you look onto expansive and decorative public gardens beneath the mighty basalt cliffs on which Edinburgh’s Castle stands proud above the rest of the dramatic old town skyline. Yet many of those on Princes Street look the other way, as they’re concerned with chain store shopping or catching the tram or a train at main train station Waverley. But it’s not all utility here; the Scottish National Gallery rewards purposeless wandering, and December’s huge winter market in the gardens begins a season of revelry which ends with Hogmanay, Britain’s largest New Year’s street party.
