Booked this to get to Botanic Garden night event. Hosts very welcoming and helpful about bus routes, parking eating out. The room was comfortable and quiet for a city break. My trip was in order to attend a course at the Botanic Garden which is virtually next door, however the guest house is only a few yards from the bus route into the city centre. Sorry about the wifi signal in the rooms- the signal is very strong in the guest lounge but doesn't travel well to the rest of the house as it's an old Georgian house with very thick walls. The hosts are very friendly and welcoming, and cook a delicious breakfast. The room we stayed in was a bit small because we picked the "small double ensuite" but very clean (it is cleaned daily and fresh towels are provided daily). I arrived and was cheerfully greeted and shown up to my room. Everything was spotless and the bed was comfortable. The building is a large Georgian house, which has been very nicely preserved in conversion to a guest house. It's located a mile or so North of the centre, so it's a longish walk to town, but there are very regular buses from a stop just outside that run until about midnight. This was our first visit. Will definitely stay again if in Edinburgh, and happy to recommend it . Very clean comfortable room. Fabulous breakfast. Close to Botanic Garden. Can walk to Centre, or very efficient quick bus service.

Had to stay for a wedding location . Was happy enough but my mother was to stay longer. Half way through the stay they asked for payment which was very unprofessional. When they were leaving they complained because they had to use the bathroom before they left on there journey home. Very disappointed .

Stayed here for 12 years. Peter and Lindsay been here approx 7 year and they are fab. Very friendly and helpful. My partner as been with me last 3 years and loves it too. Lovely place cosy warm n very comfortable. Av stayed in most rooms all lovely. Breakfast fabulous set up for day. Yum yum. Definately recommend.

I have stayed at the Ashlyn guest house for the last 3 years for Hogmanay and my partner has stayed here every year for the last 12. Neither of us can find any fault. Very clean lovely breakfast very comfortable rooms and the proprietors couldn't be more welcoming and friendly if they tried. Home from home and would highly recommend... More
