Had a really nice couple of nights here while attending a wedding in the botanics. Peter and Lindsey were welcoming, the room immaculate and the breakfasts fantastic. Would definitely recommend for anyone who's looking for somewhere that's not bang in the centre of town, but has good access by bus or on foot and nice surroundings with the Botanic gardens... More

A lovely welcoming guest house. Lindsey and Peter couldn't have been more kind. They were not busy because of the time of year so I was offered a room upgrade at no extra cost. Booked this to get to Botanic Garden night event. Hosts very welcoming and helpful about bus routes, parking eating out. The room was comfortable and quiet for a city break. My trip was in order to attend a course at the Botanic Garden which is virtually next door, however the guest house is only a few yards from the bus route into the city centre. The hosts are very friendly and welcoming, and cook a delicious breakfast. The room we stayed in was a bit small because we picked the "small double ensuite" but very clean (it is cleaned daily and fresh towels are provided daily). I arrived and was cheerfully greeted and shown up to my room. Everything was spotless and the bed was comfortable. The building is a large Georgian house, which has been very nicely preserved in conversion to a guest house. This was our first visit. Will definitely stay again if in Edinburgh, and happy to recommend it . Very clean comfortable room. Fabulous breakfast. Close to Botanic Garden. Can walk to Centre, or very efficient quick bus service.

Had to stay for a wedding location . Was happy enough but my mother was to stay longer. Half way through the stay they asked for payment which was very unprofessional. When they were leaving they complained because they had to use the bathroom before they left on there journey home. Very disappointed .
