Jim the proprietary really goes that extra mile for all his guests. His staff Linda and Dana are friendly and very helpful. We have stayed three consecutive year's now in August as we come to The Fringe Festival. Just love the peace and tranquility of Appin House and all the delights on offer. The double rooms are very plentiful just... More

The guest house is located a few blocks from two main thoroughfares, which makes it very convenient for using the bus system. You can purchase an all day ticket for £4 which allows you to ride as many buses as you need for that day. The host was very helpful and welcoming, and the room was comfortable. It would have... Great welcome, quiet street, large rooms with high ceilings, comfortable bed and a lovely breakfast. Was here on business but would want to return for a longer stay. Left feeling relaxed and refreshed.Public transport within a short walk if you want to avoid trying to park in the city (10 min bus ride)

Stayed here for just one night. It's on a quiet side street a good walk from the centre so would be hard to do with much luggage. But the side street meant it's quiet inside, with only some internal noise travelling. We couldn't get data signal for maps to work in the area but once you get on the right... More

After 8 days hillwalking it was wonderful to return to relaxed attentive Appin House. We stayed here on arrival before heading North and looked forward to returning for a little luxury and a warm welcome to restore us to civilisation. We were not disappointed! Great welcome, superb breakfast, and best of all comfortable beds and hot showers. When we make... More

The place was immaculate, and a lovely building. High ceilings, giant windows, lovely moulding & trim. Tastefully decorated. Super-friendly host! Got some great and spot-on suggestions from him for dinner venues. We had to leave super-early to catch our plane and he left breakfast out for us & showed us where to get things from the fridge.

Lovely room with Power Shower and immaculate bathroom in s characterful Victorian home. Warm but efficient welcome furnishing me with all I needed in terms of advice, house logistics, location, transport, and local food and drink. So close to Arthurs Seat and Queen's Park which was great for early morning runs. Off-road parking readily available. Good free Wi-Fi. Breakfast was... More

Now on my fifth visit travelling with work to Edinburgh University, and Roslin Biosciences. Always made welcome even when late and free WiFi, printing facility, peaceful atmosphere, free parking, and great local pubs and bistros make this an essential location for my trips. The nearby bus service covers all of Edinburgh and goes out to Roslin. Rooms always spotless with... More

My boyfriend and I stayed here for two nights in June whilst visiting Edinburgh and thoroughly enjoyed our stay at Appin House. The B&B itself was situated in a great location and in walking distance to Arthur's Seat and into Edinburgh centre itself and so this influenced our decision to stay here. Our room was spacious, clean, well decorated and... More

Given a great informative reception. Great service and breakfast. Excellent local eateries and bars. Close to old town and Arthur's Seat and Edinburgh University. Comfy and very clean rooms with Victorian character. Will return.
