Excellent. From the initial welcome from Jim to the wonderful breakfast included in the price. The rooms are spotless and the beds comfy. Convenient for the City Centre, busses run every few minutes. We recently spent a wonderful 3 nights at Appin House and didn't want to leave! The house is lovely, in a beautifully quiet area and our bedroom was really spacious and airy. Beautiful B&B made to feel very welcome. Rooms are immaculate too couldn't find a speck of dust. Breakfast is good and service by Linda cannot be faulted. Convenient early check-in (1pm), free parking on street or off road at premises,lovely welcome from friendly,helpful owner.Really nice ,traditional,large house in very quiet location,but well connected for everything. Comfortable room,with good free wifi and plentiful tea,coffee and biscuits.Large clean ensuite shower room.Good selection and quality breakfast.Really good value for money,highly recommended.

It is great guest house very close to City Centre and the owner helps you as well. Very friendly and the breakfast is awsome. Overall 10/10. I would love to stay there again whenever I visit Edinburgh

Just spent three nights in this lovely guesthouse. High ceiling bedrooms tastefully decorated and spotlessly clean with very comfortable beds .A tasty breakfast every morning. Delightful staff and owner. A bus ride away from City Centre but so many buses absolutely no hassle. Or you can get a taxi for same price as four people on bus -approximately £6.
