Good location,nice enough guy running the place but very grotty, in need of deep clean and update. Beds had throws that were very badly stained. Why clean the sheets and still use them? No excuse for poor standards like that these days.

stayed one night while visiting the Festival in August, all great, nice room, excellent location for the city centre, very reasonably priced and very friendly staff, would definitely stay there again next time im in Edinburgh

JafaExplorer makes a good point and so does the manager of the Tankard. The place is a guest house, not a hotel. The interior is somewhat dated but comfortable and clean. Me and my boyfriend stayed in the Tankard for one night during the jubilee weekend. The room we were allocated to was so dirty, it looked like no one vacuum cleaned the floor for ages! The other reviews are pretty harsh and to some degree I can understand and agree with them. The decor is certainly pretty dire - very dated and not especially clean. After returning to Edinburgh from 3 glorious days on Skye I booked last minute. The location is very convenient and on approach I thought I'd hit the guesthouse jackpot. Recently stayed at the Tankard Guest House. David the host was extremely welcoming and friendly. TV,choice of breakfasts,15min walk to the city center super! really good place to stay,clean and secure.
