Kirstie and Ava made us feel right at home at this beautiful and beautifully situated B&B. The breakfasts were among the best we had in Scotland -- and the kitchen was opened up to us as though we were family. After our daughter's positive experience staying here, we did as well, and were not disappointed. Had a lovely, large room and enjoyed delicious, convivial breakfasts with our hostess, Kirsty. Myself and my daughter stayed here recently as my daughter had an interview for Edinburgh University. I have stayed in Edinburgh a few times before in really nice B&B's and this one was lovely. My wife, nephew and I recently spent three nights at 22 Royal Circus, and enjoyed our stay tremendously. It is a beautiful property in a great location, but what made the stay special was the friendly warm welcome provided by Ava, Kirsty's daughter. We were very much made to feel at home.

As a couple who is most interested in experiencing places as locals, we very much enjoyed our stay there. I agree with one reviewer that the basement room is not worth the cost. The bathroom is not really en suite being across the hall. The room was noisy both from the adjacent kitchen and the street. The wifi was not adequate.

Although the esteemed Kirsty was away when we stayed for 3 nights last week, Isabella was an ideal and warmly welcoming hostess. We would echo all that others have said - and the photos, books and Mia the 'vocal' labrador all reminded us that we were sharing a lovely home.

Kirsty was a fantastic host; the B&B is in a great location only ten minutes' walk from the city center, while still being on a very quiet residential street; a beautiful home; delicious and substantial breakfast; very comfortable room (with an unusually comfortable mattress and bed linens). Definitely recommended.

New Town
Suits and shopping bags rule the streets of New Town, until after dark when strappy dresses come out to play. This is the city’s central business district with its smaller offices, clothes boutiques, and many of the city’s flashiest restaurants and ritziest clubs. The architecture along roads like George Street helps give it a swank and formal feel: it’s a planned Georgian development of regal townhouses, geometric squares, and self-important statues. But it’s also a very wanderable neighborhood, with a healthy bustle at almost any time of day and fine people-watching in places like St Andrew's Square which fills with picnickers around lunch. You’ll also find a series of cheerful basement bistros on Hanover Street, while dark Rose Street has something of the feel of an undiscovered back alley and is chock-full of characterful pubs and small independent shops.
