The room was compact but clean and adequate for an overnight stay. Breakfast was of very high standard and plenty of fresh choice from continental to full Scottish. No fault to the accomodation, repeat all the positives below. In addition, I was lucky to get one of three XL rooms (as a single). Even enjoyed the in-house restaurant one evening. Priceless: Nine(!) sunny days to play golf at the nicest places: Prestonfield, Craigmillar Park, Glen (North Berwick) etc.

Nice place however ran out of water (for coffee machine) one morning and brown bread on another, breakfast service could have been quicker, rooms very comfortable though. Location is about half hours walk from main attractions so please take note

Booked this online for our stay in Edinburgh and were more than happy. Location was good and although we were traveling by car left it there and walked to the main attractions. Reception staff very friendly and welcoming; room on the small side but perfectly adequate; breakfast delicious - with plenty assorted dishes to choose from; great location in quiet area. A bit overpriced - but it is Edinburgh at Festival Time. Would visit again and would recommend

The location is good for access to Edinburgh, the girl in reception was extremely friendly and helpful, but the room are so small it was laughable. The TV remote did not work.
