The guest-house is situated in a strategic location, halfway between the airport and the center of Edinburgh. It has a simple, but quite large room. The owner is very kind indeed. Arrived a little after 4pm after travelling from Inverness.Hardly the warmest of welcomes.Almost felt we had inconvenienced them.Guest house situated off a busy main road.Drab,and grubby small twin bedroom,old and tired looking with dated covers and BLANKETS...tiny towels and a sink way to close to the bed to fully appreciate.The tv was from the ark.pillows flat and the b/side lamp... I don't know what people were expecting for a nice price like this place offers. My friend and I stayed here for two nights and enjoyed ourselves, although it's obviously not a luxury place. I would not recommend this b&b at all. We needed two rooms and we stayed one night. We couldn't get any sleep for the continual noise from the traffic, as the house is situated on a motorway! We came there last week just for one night because we landed very late. The Lady is very nice, she explains you everything and she is very helpfull. The room was great, it was well cleaned. There was also a Continental breakfast in our fridge. I recommanded this guest house

Not as bad as some make out,clean enough,the breakfast is not cooked but you know that.Owners were nice with us.We did not like the beds because we are spoiled by the one we have at home.To be honest if this was costing about £30 that would be fine,but because it was Edinburgh and festival time,and no where else to stay... I stayed here for one night. Cost me 50 pounds. There is a shared bathroom. This place is closer to the Edinburgh Airport than other hotels. Breakfast was a cold one: 2 fruit cups, 2 juice boxes, box of milk, two packets of cheese, two croissants. Since I was only staying for one night, it was good for my needs.
