Cons - it is not within easy walking distance to the city centre (you could walk but why would you when), there are buses every 10 minutes outside the front door and it only takes 10/15 minutes to Princes Street. My son and I spent a weekend in Edinburgh for the festival in August. We were referred to Invertruin from another B&B on Tripadvisor which was full.
