An ideal location if you are arriving in the capital by 'plane as the 100 Bus stops over the road. Also convenient for getting into the city. Not far from Scotrail's Haymarket Station and the tram stop. Greeted with courtesy and helpfulness. Clean and comfortable room (shared bathroom) and reasonably quiet. Full, generous brekky (veggie no problem) and, most importantly... More

On the plus side we had off road parking and near bus stops nearby with plenty of buses for the city centre, £1.50 each way. You could walk to city centre if you're energetic. We found some restaurants in Dalry Rd about 10 min walk away if you don't want to go into the city for dinner. We got a... More

Edinburgh was booked out for the Highland Show so we were very lucky to get into this small hotel for just one night. It is quite an old building and about a 15 minute stroll to Princess Street and had private parking spaces as well. I was pleasantly surprised by the lovely welcome given to us on arrival. We were... Lovely budget b&b situated a stones throw from Edinburgh Haymarket station, with excellent links to the dity centre. Bus stop 200 yards from hotel and also a N26 night bus brings you back home. The hotel itself is a large building which has a stately feel about it and the rooms are nicely equipped, breakfast is more than adequate, and... More

This was a very relaxing stay at the Ashgrove House hotel. We had a lovely warm welcome when we first arrived and my first thoughts were it is quite old fashioned, but very cosy and neat. There was no problems about the tea and coffee making in the room, it was great. The beds were extremely comfortable and it felt... More

We stayed one night while attending a family celebration and will definitely return. This is a very reasonably priced b&b which offered a lovely breakfast which was cooked to perfection and very filling. We had an en-suite room at the front of the property and the room was very spacious. Furniture consisted of period pieces which were very much in... More

This a friendly B&B in a relatively convenient part of town - easy to get to from the airport tram and Haymarket. Service is friendly and helpful, and the breakfast is hearty in a nice room downstairs. However, the rooms could do with a bit of updating. Our rooms was large and comfortable but smelt of cigarette smoke being covered... More

I stayed solo for four nights here and very much enjoyed it. The bed super comfy, the shared bathroom spacious, equipped and perfectly clean. I never saw anyone else using it. I think it was shared only by the two single rooms. Traditional English breakfast set me up for the day. Overall, I thought it was an excellent value for... More

Situated a short walk from excellent rail, bus & tram links into the city centre. I found the hotel to be very nicely decorated in a homely old fashioned way. My room was reasonably sized for a single and the shared bathroom was clean and close by. I never had any issue with it being occupied. As others have mentioned... More

This is a nice B&B with off street parking located about a 20-25 minute walk to downtown. Our hosts were pleasant and accommodating. Our room was spacious and naturally ventilated however street traffic was noisy at times.
