This bed and breakfast is a gem. It's a 15-20 walk to the Scott Monument and Royal Mile, many restaurants, and around the corner from the laundromat. The caretaker wonderfully friendly and knowledgeable of the area. We got a room with 3 double beds so my kids could have their own bed. The room was large and quite comfortable, with... More

We stayed here for two nights and it was perfect. Great location 5 minutes by bus to Princess Street, many buses stop in the Leith Walk just few hundred meters from the house. We stayed in a basic twin room, well, it was basic, small under roof in the second floor, just two beds, cupboard and TV, but it was... More

A little bit out of the city but that might be a good thing away from some traffic. Room comfortable and well accommodated. Breakfast was simple but sufficient and good choice for hot or cold breakfast host was eager to please and made sure all was in order. Parking is a little on short side but found spots easy enough... We stayed at Abbotsford guest house on one of our earlier visits to Edinburgh. The owner was friendly and made sure we had something to eat for breakfast. The room was clean, bright and quiet (our room was located at the back of the property). If you are driving parking could be a problem as we never saw a free... More

What a good choice, I picked this Guest House as it was close but not too far from the Centre, Out of the front gate turn right to the top of the road & Traffic Lights, turn right & a 20mins walk to Princess Street, keep in a forward direction you will come to John Lewis, keeping the store on... Three friends on a 3 night stay in Edinburgh, we were very pleased when we entered our bedroom at Abbotsford Guest House. Very spacious room with a double bed and two single beds, plenty of wardrobe space and drawers, very clean en-suite with white fluffy towels etc. Cooked breakfast was served piping hot and fresh. We could not find any... More

I gave this four stars not because it's four star accommodation in the national scheme sense but because as a guest house, it's good. The small double bed and single bed was squeezed into the room slightly and the en-suite was not large but it was clean, warm, well maintained, friendly, reasonably priced place that had a TV, good breakfast,... Stayed recently for 2 nights. Owner recovering from operation so her daughter was on hand. My room was quite small and at the front, so a bit noisy as the street is busy all the time. However, there was a problem with my window so maybe it wasn't as sound proof as it could be. Also my TV was not... More

Checked out loads of different b&b's on the net for a short break to Edinburgh on a budget. Came across this guest house and took a punt on it. RESULT!!! Clean, light and airy, great breakfast, short walk to all of the tourist attractions, friendly staff, relaxed atmosphere, great value for money. I was a little concerned about the lack... More
