Disappointing having read reviews. Room very small but clean. Bathroom basic with large bottles discount shampoo and shower gel. Kettle apparently does work but extra slow. Looked forward to Arbroath smokey not realising I had to order in advance!

If you are looking for a plastic hotel don't go there. This is a charming spotless hotel run by a couple who obviously enjoy what they do. Very welcoming I phoned directly and booked at short notice. Room was large and comfortable; bathroom had a shower AND tub. We also thought we were the only guests since it was so quiet. Me & my wife stayed at this B&B and the service was excellent. The owners treated us like family, everything was nice and very clean. Have stayed in this hotel on several occasions when visiting my son who is a student in Dundee and I prefer a hotel with some individuality, which the Dunlaw House has in abundance.
