Booked this hotel for one night, lovely warm welcome, nice clean warm room. Just spent a few nights in Dunlaw House in Dundee, where the hosts Barbara and Douglas offered us a very warm service and excellent breakfast. While this hotel was not to my liking, I'm certain many people will enjoy a stay here. Our room was well sized with a large ensuite and very comfy bed :) We were disappointed to find the hotel had no parking and that most of Union Terrace is in fact double yellow lines! We stayed here for 2 nights. Wonderful and really helpful couple running this hotel. Super Scottish breakfast with hot tea and toast with Barbara's motherly touch. All is in the title! Barbara and Douglas are nice and cheerful, the hotel is quiet the breakfast is a vast feast, with free Wi-fi, plus they can lend adaptor plugs and hair-dryers for our girls. This makes of it a pleasant place to stay in spit of the size of the rooms. All the best to them

Excellent value for money. Very friendly owner. True Scottish hospitality. Great breakfast. Very clean. Great for a weekend away. Nice garden And had excellent view of the river Tay. Will be visiting again next year for sure

Disappointing having read reviews. Room very small but clean. Bathroom basic with large bottles discount shampoo and shower gel. Kettle apparently does work but extra slow. Looked forward to Arbroath smokey not realising I had to order in advance!
