We stayed at Kingsmuir House for three nights (in the Haystoun suite). It is a wonderful base from which to explore the Scottish Borders, and in easy walking distance of Peebles town centre. The house is beautifully appointed and the rooms were spotless. Our host, Malcolm, made us very welcome and the breakfasts he cooked to order were superb. We... More

Had read all the rave reviews and was not disappointed. Fabulous one night stay and wouldn't hesitate to return. We had the bonnington suite and loved it. So clean, fresh and comfortable. Malcolm can't do enough for you. Luxury stay in Peebles, this is no ordinary B&B!

I stayed at Kingsmuir House the night before my sister's wedding. It is fabulous. The rooms are beautifully decorated with 5 star detail..… bathrobes, slippers, underfloor heating in the bathrooms, fresh milk for your tea and my fave of all - home made shortbread. Also have to mention the roll top bath and the most comfortable bed ever. Breakfast is... More

We spent a thoroughly enjoyable four nights at Kingsmuir House, staying in the Bonnington Suite. This was a perfect base for the things we wanted to do in the area. The rooms are superb and the breakfasts are excellent with lots of choice, all freshly prepared by Malcolm. It is a short walk into the town, where there is a... More

It would be easy to compare the quality finishing at Kingsmuir House to that of Luis Suarez but it makes me feel too unwell to do so. Brushing aside my deep depression resulting from England’s underwhelming World Cup performance, my therapist recommends thinking of more pleasant experiences and I am reminded of a second stay in Peebles, way back in... I booked this as a gift for my parents from my sister & me. From the time of booking Malcolm couldn't have been more helpful. Making it a personal fabulous experience from the accommodation to the warm welcome my parents received. They can't wait to go back. Highly recommend this to all my friends & family. Maria nicoletti

From the welcome we received to the amazing breakfast on the morning of our departure, everything about Kingsmuir House is exceptional. Nothing is too much trouble and the two suites of rooms are beautiful, relaxing and better equipped than many five-star hotels. The whole ethos of the place has been carefully cultivated with a great deal of thought and the... More

We stayed here for one night recently and it met all the expectations generated by the good reviews. It was first class in every way. Spotlessly clean and what a comfortable bed Peebles is a great place to visit. There are many 'different' little shops, scenic walks about the town and lovely longer walks and hill climbs in the surrounding... More

From the second the front door is opened for you, you are on first name terms with Malcolm, the owner of Kingsmuir House. The property has been a labour of love for ten years and the original house has risen from the metaphoric ashes which was a decrepit hotel. We had the more contemporary Bonnington Suite - all greys and... More

My husband and I stayed at Kingsmuir House for 3 nights, and from the warm welcome we received on arrival, to the standard of accommodation, it exceeded our expectations. Malcolm is an extraordinary host who instinctively knows how to make people feel at home without being intrusive - he is a genuinely warm, friendly and helpful chap with an attention... More
