For the price the location is excellent. Try for front rooms with a view. Good wifi, free parking , short walk to restaurants and ferry. Good place from which to take a day trip to Staffa island via Mull and Iona.

Had a very enjoyable stay with this delightful lady , comfortable and welcoming with excellent breakfast, you are sure to enjoy your stay, in this great location with good parking spaces ,and would highly recommend. 19/05/14

Sarah and her son were very earnest and kind. Room 9 had a splendid view of city rooftops and the harbour. The Roseneath is a comfy Victorian house with a very cheerful atmosphere. It retains lots of original features displaying modern decoration.
