Very enjoyable stay,great value,lovely big room,big breakfast,lovely host Irene.Middle of town,all shops and local attractions nearby.Looking out to Arbroath Abbey from my penthouse suite ! Great place for a wee mini break.Highly recommended !

Made to feel welcome on arrival and after a 7 hour journey a pot of tea was a nice touch Very nice talkative host showed me to my delightful room that had everything you could want. Breakfast was hearty warm and welcoming...shame I was only here the one night, would definitely stay again.....good value for money

Stayed here due to work commitments for one night.room was very clean and cosy tea, coffee facilities avaliable , tv and en- suite also, town centre location was ideal for local amenities a superb scottish. breakfast was served and selection of fruit juices, cereal etc, would i stay here again .definatley yes, many thanks to irene the landlady,

Just like other reviewers, I found the hostess to be very apologetic, particularly about the breakfast. That was before we'd even seen our rooms. She was very nice and likeable but seemed to not be in control of the running of the place, lacking in confidence. As others have said, it could do with a spruce up and with repairs... More

This is a very tired run down place with no visible attempt to make it better. Carpet was very dirty, windows were cracked, very old cheap and broken furniture. The hostess was pleasant but kept making mistakes and then came her apologies. She apologized for over cooking part of my breakfast but she still served it to me! Amazing. Also... More

Stayed June 2014 for a week, which seemed 6 days too long for me! Central location is all it had going for it, the place is in desperate need of a good clean. Convenient spot to explore Arbroath, central for station shops harbor etc. Very handy for the Abbey which is worthy of a visit unfortunately I didn't have time. Guest house is in the main shopping street but not a problem as Arboath does not seem to be very noisy!

Didnt expect much. Arrived to find that the street the guest house is on is a pedestrian street so no parking next to the house. The location, while central has it's problems. The inconvenience of luggage of luggage transfer and car parking restriction to what appears to be a quarry site easily overwhelm any advantage of being in the centre of town. It was very clean and tidy, rooms were basic but comfortable with tea making facilities and a tv. In room fast wireless broadband was a bonus and helpful to me as i had reports to write. The breakfast was lovely and all for such a great price..made it hard not to tip!!
