We had to pay upfront which was a bit strange usually its on check out. The room was ok. Bed sheets where clean at least. Very basis rooms, staff pleasant but need training in customer satisfaction. No tea/coffee facilities in rooms, breakfast pretty disgusting. Good location. Little cheaper than average but standards comparitive. Wouldnt return unless desperate! more

dark cold no hot water no heating no tea/coffee ect in room rubbish under would NOT recommend to anybody when we complained reply was it did only cost £59 a room left early hours of the morning for early flight no shower no tea and definately NO RETURN more

Convenient location, easy to find. Free Wifi, well attended front desk, clean room, new carpets, bed and new bathroom. Free parking, though be careful coming through the narrow gate. Double glazing protects from road noise, you are on the very busy Malone road here! Reasonable tariff but more costly than your average B&B and really this is not much up... more

Unfriendly reception staff. Clean comfortable bedding. Shower had half-used shampoo bottles from previous guest so we are not confident that it had been cleaned. Bathroom malodourous. i have been staying in Belfast quite a bit recently due to work commitments, so have stayed in various places..I have to admit when i arrived to the house, i was in shock..it is back in the dark ages...the rooms are drab, the interior is awful..While i was eating my breakfast, a cat went around my feet, then a dog... more

I was placed here for one night by another guest house that couldn't honor my reservation due to a repair problem. It's a very basic, down-at-heel kind of place. It is cheaper than others in the area. There's a sitting room with a fire place, a cooked-to-order breakfast in the morning, and the rooms are clean, if a little scruffy.... more

I was unsure about the accommodation that we were going to, as I had heard mixed reviews. If anything, the outside put me off a little...kids play things were everywhere, but not on the inside.
