£39.50 including breakfast. Excellent value. Rooms are typical student accommodation. No frills. Don't expect boutique hotel style. Immaculately clean with en suite toilet and shower. Free wifi. It's really good for a budget stay in Belfast. The reception staff were amongst the most helpful, friendly and welcoming I've encountered. Very refreshing. Higher rated hotels could learn from them.

Perfect location, handy for local amenities and city centre. Breakfast superb! Would have liked tea/coffee making facilities in room but appreciate limitations. Room extremely hot as I stayed during abnormally hot weather - would have liked to have been able to open window wider or had access to a fan. Overall excellent value for money!!!!!

Stayed for 12 nights as I was volunteering for the World Police and Fire Games. Stayed here for 10 nights whilst volunteering at the WPFG. Went down market with a non ensuite room. Room was comfortable in a very tidy campus. Buses run from down the road into the city. Breakfast was excellent. Reception was excellent. Probably better than most loacl hotels.

Returned to Belfast for one night for the WPFG boxing finals in the Ulster Hall. Booked in with a few lads and check in was nice and easy. The staff were very friendly. Stayed at the elms for two nights for the springsteen show at kings hall. Rooms are no fuss but pleasant and very clean. The staff were friendly and really helpful. Breakfast was also very good and have. If you are visiting Belfast on a budget look no further.. For the price... Faultless.

Reception mostly friendly and helpful, I had a single room, shared kitchen but most of the time it was deserted. Full fitted, with a TV. Room nice, en suite. There is a canteen where breakfast is taken 7.30am to 10.00am. The Queen's Elms is a short walk to many attractions.
