If you come with low expectations and a pair of earplugs then this place can be tolerable at best. There is absolutely no atmosphere/ambiance. The décor is tacky. We stayed here twice when visiting Leeds University and, on both occasions, got the warmest welcome from the owners. They really could not do enough to help us. we took pot luck as we wanted to be within walking distance for Leeds University. We were pleasantly surprised. Our 2 rooms were very clean, comfortable and reasonably sized. The breakfast was good too. The lady who ran the pace could not be more helpful. If yo need something in the area and on a budget it's worth trying.

The staff at this guest house were very friendly and attentive, unfortunately some of the other guests staying were very noisy during the night but they did their best to resolve the situation. The place itself is in need of a touch up, however everything was very clean. The cooked breakfast was fine.

There's a lot to like about this place, primarily the price and the service. I was paying around £35 for an en suite single room for reference. From 16th of November until 23rd of November I stayed in Avalon. I had a good experience there. The staff are very kind and accommodating. The bedroom was very comfortable and everything was very clean. The breakfast was delicious and you get a lot. I definitely recommend this place.
