Good things about this place: the lady host was friendly, it was clean, it is nearby the universities and city centre and my daughter said that the breakfast was nice. Also free parking and wifi. Avalon is somewhat unprepossessing from the outside, but don't let it fool you. Inside, the rooms are comfortable and scrupulously clean. It is on a quiet street, but conveniently located to the universities and city centre (as well as a nice park for walks or runs). I arrived in Leeds for one night having made no plans for accommodation. I found Avalon's sister B & B listed on a board outside the train station. No reply, but the owners phoned back. The Avalon Guest House is a family run business within easy walking distance of Leeds City centre. Very friendly and helpful people who run the guest house. The place is nice and clean, close to the center. Good English breakfast, wifi in the room, perfect! We had a very good time and plan to come again.

Very cool, very nice, very swag. I like it. this hotel is what dench is to lethal b. Me and 4 other mates did some serious bro'ing down here after a gig in leeds. High fives all round, you know what a meaaaaan yeah.

If you come with low expectations and a pair of earplugs then this place can be tolerable at best. There is absolutely no atmosphere/ambiance. The décor is tacky.
