Very small twin room, couldn't swing a cat in it. Unable to open window so no fresh air, no sockets near to the tea/coffee facilities so you have to do everything at the socket for the bedside lamp. Bedroom furniture shoddy, cheap mattresses, pillows and quilts and no pillow protectors used. Cobwebs everywhere, and our handle on the bedroom door... More

Acacia Villas is walking distance north of the Guildford town centre, and east of the University of Surrey. I had booked to fly from Canada to attend a conference at the university just a few weeks before the event, and was appalled at the high summer rates at hotels in Guildford. Stayed here for a couple of nights in July. The landlady was very helpful and welcoming, and kept our room clean and tidy. Only thing is, I would email/call to confirm your bedding arrangements after you've booked, as I'm sure we booked a double room but it was 2 single beds next to each other. I stayed here for 4 weeks whilst working on a contract in Guildford. My room was at the back of the property away from the main road and en-suite (Room 2). For £60 I expect some basics. Parking was on street in a residential area for permit holders, so not particularly easy but luckily we arrived after 5 when it was possible to park anywhere. We stayed mid week to attend our sons graduation ceremony. The accommodation in Room 2 was clean and comfortable and quiet of road noise. Twin beds were comfortable. A good all round b&b clean and tidy always a friendly welcome rooms are a decent size warm and comfortable the town centre and other amenities are all within walking distance and the price is reasonable too !

Headline issues: The owner/manager is a lovely lady and provides a warm welcome - but that's where the positives end.
