I have been staying at Acacia for a number of weeks due to working in Guildford. The rooms are very clean and comfortable and a great welcome is provided by the friendly landlady, Sue, who will go out her way to make sure your stay is a pleasant and comfortable experience. We stayed mid week to attend our sons graduation ceremony. The accommodation in Room 2 was clean and comfortable and quiet of road noise. Twin beds were comfortable. A good all round b&b clean and tidy always a friendly welcome rooms are a decent size warm and comfortable the town centre and other amenities are all within walking distance and the price is reasonable too !

Headline issues: The owner/manager is a lovely lady and provides a warm welcome - but that's where the positives end. From the friendly and warm welcome to the very last minute my short trip to Guildford was a positive experience. I had stayed at Sue's place for 3 nights during my time working in Guildford & I recommend a stay! Everything is provided and the hospitality is of a high standard. Thanks again Sue for the warm welcome and great stay.

Landlady is very nice. The rooms are clean, toilet has recently been redone but its not finished (carrier bag where vent fan should be) see pic. this guest house was just wot we wanted it is in walking distance of guildford its spotlessly clean and sue the owner is very friendly although they dont do breakfast rite outside there is a lovely cafe which does a good breakfast we travelled down march 28th for weekend to spread my mothers ashes and was very impressed well worth...
