To be honest, 3 out of five is rather generous. I'd probably give 2.5, if that was an option. The hotel is rather saved from being dreadful by it's excellent location and the tremendously friendly and helpful staff - it's otherwise in desperate, desperate need of updating. Basic but clean room, perhaps a little out of date on the decor. Hotel staff were friendly and welcoming. It is good for a 1 night stay/getaway. The hotel staff were very helpful (error in the booking, so we were a month earlier than expected) and allowed us to use a room that they wouldn't usually book at this time of year, as it is a bit chilly.
