We immediately received a warm welcome from Mrs Billingham when we arrived. She took great care to look after us and check on our requirements ie Breakfast in the morning etc. Dilys also shared her local knowledge of the town and places to visit which was most appreciated. we have stayed here several times before and still cannot find anything to be negative about ! the rooms and hospitality are flawless . only ten minutes away from the centre of york and just five from the minster , this is the perfect place to stay . thanks once again dylis x more

Dilys went out of her way to make our short stay most enjoyable. She purchased special items for my wife's dietary needs. Lent us her maps and guide books of York and gave us much relevant information. The Rose Room was large, airy and the bed was enormous and very comfortable. We had a wonderful stay at the No. 40 Guest House with Dilys. She's a wonderful host. We stayed in the Rose room and were amazed at how spacious it was! This delightful B&B is situated in a quiet road just a few minutes walk from Petersgate and the beautiful City of York. Dilys gave us a warm and unhurried welcome. Thanks for Dilys for a brilliant stay - as usual. Ordering breakfast on arrival might seem a bit odd to some, but this is obviously a small B&B so gives the admirable hostess time to make sure she has fresh supplies for the morning. No freezer/microwave here!! We love York - and No 40 - so will see you again more
