After reading some of the reviews we were tempted to cancel our stay. However we did not find the b&b as bad as expected. It was clean and basic- reflected in the price. It was not too far to walk into the city centre.

Stayed for 2 nights-never again. Room was filthy....towel in bathroom was covered in make up. Dirty carpet, paper thin walls, no where to hang clothes. One plus was the location to the city centre but I'd recommend spending a little more & staying at a nicer place

I will start with the arrival. The "car park " is nothing but a small area and is loose stones concrete etc so stones fly off your car. Stayed here on 7th April with my wife and daughter. Booked through online site and thought £80 for a family room close to York centre during kids holidays a little cheap, so went ahead. Although this place might be suitable for school groups it is most definitely not suitable for families staying in York. It is extremely shabby and in poor condition - there was a sign up saying that although there is a fire escape at the rear of the building it has been deemed unsafe and should not be used. This little B & B is extremely well situated. No it is certainly not a 5 star residence but for a school residential, this was very suitable. We hired out the whole establishment. Worst place I've ever stayed, dirty, bad food, service was bad, will never stay here again. Would not recommend to anyone, a real let down for me and my little four year old.late service for breakfast topped it off

The staff were lovely when we stayed at the hotel. The first night the heating was off. But soon as i told them the next day they put a small heater in the room and it was lovely and warm. the breakfast was lovely and good value for money. will stop again. x

Went to this guesthouse, as none other available Booked a double bed, got single Dust all over lockers, table lights not working No heating, had rained and complained of cold relayed it was not able to be fixed Black marks on walls, and all over the décor No mats on bathroom, shower broken and water pumping out of side boiling... Do not stay here unless you are used to living like a tramp. The windows were falling out and had huge gaps between the panes. Curtain pole hanging down at one side. Bed leg broke and matress so thin you would of been better sleeping on the floor ( thats if it was clean). Shower filthy and hairs in sink.... More
