Nice staff, good position, good breakfasts. Dated and felt like a b&b from 20 years ago, bit of a shock when you are used to modern hotels and b&b. Needs a good refresh, repaper and modernisation. Not good value for money, but not much choice in York if booking late.

Me and my girlfriend stayed here for 2 nights for a Christmas weekend break. We arrived around lunchtime and our room wasn't ready which was fine; they allowed us to leave our suitcases there and the woman who ran the B&B was both very welcoming and keen to inform us of the best places in York. My boyfriend and I stayed here recently for two nights and really enjoyed it. We were welcomed upon arrival and shown straight up to our room (room 7) which was really clean and tidy. Just arrived back from 3 nights at the Sycamore Guest House. You could honestly not get a better welcome staying anywhere else, the hospitality is second to none. This is our second stay at the Sycamore Guest house. The hosts are so friendly and approachable and want to make your stay comfortable. The location is excellent with just a short walk to the Minster and city walls through the Museum Gardens. It's also a short walk to the railway station Railway Museum. We were made very welcome at The Sycamore by Elizabeth and Spyros. We arrived early and, despite our room not being available until 2pm (as we were already aware of), we were able to check in. Spent one night here and couldnt wait to leave this dirty dusty mouldy room cobwebs and spider on curtains had to use toilet with door open as it was so small skipped cooked breakfast as we just wanted to get away

Well placed for walking into the City centre, Cleanliness of room very good cleaned every day plus clean towels free Shower gel, Tea, Coffee making facilities in room Breakfast excellent.
