To be rated 5 stars I expect: A comfy bed A clean room A good breakfast Friendly staff And a good location Therefore, this got 3 out of 5 for a good breakfast, enthusiastic owners and a good location. However, the bed was that soft I left with a bad back after the 2 nights so quality control should be looked into. Although, the worst of it was apparently the rooms had just been cleaned before check in (as you'd expect), yet it was not clean AT ALL! I had to get out my face wipes to dust the place it was unbelievable! I have stayed in MANY b&bs in Blackpool, but I never had to clean the room myself to make myself feel more comfortable. I never mentioned this to the owners at the time because as much as they were lovely they don't seem approachable to provide any criticism, so have chosen to do it almost anonymously.

Just stayed here for two nights in a group of 10. This is a very basic and dated B&B but very clean and affordable and Ray and Julie are very friendly and nothing is too much trouble. Overall if you want a clean place to stay with a lovely breakfast I would recommend this B&B.

Stayed for 2 nights over the lights switch on. Julie and ray are 2 of the most friendly people in Blackpool. Very clean accommodation and a good breakfast to start the day. Really enjoyed Blackpool but Julie and ray made the stay so much better with their generosity. Amazing few nights and thank you to the both of them
